Hinjewadi: IT Village of Pune
Pune– Situated at NH4 bypass, Hinjewadi is the hub of IT activity in Pune. It is located the north-west outskirts of Pune and host many reputed software companies. In 2003 during revision of IT and ITES policy, the Maharashtra government selected Hinjewadi to set up IT industry on the basis of area offered.
SEZ
The Rajiv Gandhi IT Park (Hinejwadi IT Park) is situated 8 km from the city. It has been undertaken by Maharashtra Industrial Development Corporation (MIDC) to promote the IT activities in Pune.
The technology park houses software giants like Infosys, Cognizant, Wipro, Persistenet systems ltd, TCS, KPIT Cummins, Tata Technologies, IBM, Geometri, Mindtree, 3DPLM Software Solutions, Synechron, Siemens, Digital Group Infotech Pvt. Ltd, Atos Origin, Tech Mahindra, Compulink Systems Pvt.Ltd etc.
The two phases of the park are completed while the third phase is under construction. Phase four has been earmarked for biotech firms.
Connectivity
Hinjewadi is at affordable distance from the centre of the city. The Pune Airport is around 24 km while the Pune railway station is 19 km far from the locality. The Mumbai International Airport is about 3 to 3.5 hours drive away.
The Hinjewadi flyover connects Wakad to Hinjawadi. Since the flyover has been constructed incorrectly, it is hampering traffic flow.
MIDC has decided to work on the projects for infrastructural development, improvement of the water distribution network and improvement in power supply across Hinjewadi IT park and its surrounding areas. It is around Rs 500 crore project which is expected to get completed in next two or three years.
Public Transport
The proposed Pune metro includes Hinjawadi as one of the terminal of Phase II. Completion of the metro project will save much time of many workers. One can also find taxi and cab services easily in Hinjawadi.
Social Infrastructure
Some reputed schools are Lexicon International School, Spicer Higher Secondary School, Rewachand Bhojwani Foundation, Millennium National School, Delhi Public School, DAV Public School, Bishops School, Daffodil International School and many more.
Renowned hospitals include Hinjewadi Accident & General Hospital, Yogesh Hospital, Aditya Birla Memorial Hospital, Bora Hospital, Meera Hospital, Anjali Hospital etc.
Real Estate
The area has gained importance due to rapid developments in and around it. Increased IT activities have resulted in increased residential development across the area. There is also good demand for rented apartments.
Apartment projects are more preferred than plots, villas and individual houses. Working software professionals look for either 2 bhk or 3bhk apartment.

Price Trend
The area has been witnessing many ups and down when it comes to price. As per commonfloor data, the per sq ft price in Oct-Dec 2012 quarter was Rs 4436 and then price increased to Rs 4786 in the quarter of Jan-Mar 2013. The price further appreciated in the Apr-June quarter of 2013 to Rs 4939 per sq ft. A two bedroom apartment in Hinjawadi can be available for rent within Rs 10000 to Rs 15000.
Traffic problem
The rapid development in Hinjewadi has resulted in serious traffic problems. More than 3 lakh people daily travel to and from the park. Heavy Motor Vehicles are not allowed in the area during peak hours (8.30 AM to 11:30 AM).
The property prices are expected to rise in near future. The area will continue to be the first choice for working professionals. The Hinjewadi IT park will generate more employment increasing demand of apartments.
