How to Book a Flat with DDA
Almost the entire working class of Delhi is interested in booking a flat with DDA. There are a total of 25,034 flats for grabs under this housing scheme, out of which 22,627 flats are single bedroom units. Nearly 700 flats are being offered by the DDA to people belonging to the Economically Weaker Section (EWS). Most of the flats that are being offered under this housing scheme are located at Dwarka, Narela and Rohini and are in the price range of Rs 14 lakh and Rs 1.2 crore, depending on the area and the number of bedrooms being offered. Some of the flats that are being offered under this scheme are also located at Jasola, Kalyan Vihar, Mukherjee Nagar, Motia Khan, Shalimar Bagh, Jahangirpuri and Vasantkunj. The flats that are being offered to Economically Weaker Sections (EWS) fall in the price range of Rs 5.87-9.9 lakh.
If you are one amongst the 2 crore population of Delhi, then there is a huge probability that you are already interested in purchasing a flat under this scheme, but don’t know where to start (especially as there are reports of crashing of the official DDA website).
Given below are some pointers that will provide you with a brief insight on how to book a flat with DDA:
Eligibility criteria for purchasing flats under this scheme
Any individual who is an Indian citizen, is above 18 years of age and does not own a plot, flat or house in Delhi is eligible to apply for these flats. It must be noted here that one is not eligible to apply for flats under this scheme if a close relative of the applicant, such as spouse or child, owns a residential property in Delhi. However, if you meet the eligibility criteria, you can choose to apply twice, for you as well as for your spouse. In the event of flats being allotted to both of you, you can retain the ownership of only one flat of your choice.
Buy the brochure from empanelled banks
Since the DDA website of DDA has more or less crashed because of this housing scheme offer, you can now purchase the form by visiting the online portal of the following empanelled banks – State Bank of India, Central Bank of India, Punjab National Bank, Corporation Bank, Indusland Bank, Syndicate Bank, Axis Bank, IDBI Bank, Kotak Mahindra Bank, Union Bank of India, ICICI Bank, Yes Bank and HDFC Bank. You can also choose to purchase this form at one of the branches of any of the above mentioned banks. The brochure is priced at Rs.150 by the DDA and if you are downloading it online, then you need to pay this amount online through NEFT or RTGS or net banking while submitting the application.
How to pay
You need to carry a photocopy of your PAN card to be able to make the payment at any of the branches of the empanelled banks. The registration fee for these flats is Rs.1 lakh for general category and Rs.10, 000 for individuals belonging to Economically Weaker Section (EWC). You can pay through a banker’s cheque or a demand draft favoring ‘DDA Housing’ payable at Delhi. This fee will be refunded within 15-20 days to all those whose name does not appear in the draw after the result of the draw is announced by DDA.
The Delhi Development Authority has taken preventive measures to ensure that there is very little or no instances of speculative buying by introducing a minimum 5 year lock-in period. This step is likely to cut down the purchases of middlemen who enter the market with the hope of short-selling.
It is expected that the flats will be handed over by DDA to the respective owners by March 2015.
