HYDERABAD: Corroborating Hyderabad’s realty picture, the east zone too is coming to the fore when compared with the other zones of the city. The localities of Alwal, A.S.Rao Nagar, Bolaram, Balanagar, Bowenpally, Kompally, Sainikpuri, Sanathnagar, Shamirpeth and Tirumulgherry generally fall under the jurisdiction of north Hyderabad. While Hyderabad’s norther region has witnessed slow yet steady growth with luxury housing and affordable villas dotting its outskirts.
Sanathnagar’s low-value market too has begun attracting the higher mid-segment within the price range of Rs 3,500 to Rs 4,000 per square feet. Villas in the price bracket of Rs 50 Lakh to Rs 1.25 crore are available at Kompally. However, luxury housing at Kompally has not garnered much response. A slump in the trend of sales similar to the past year may continue well within this fiscal.
Sundry stand-alone projects at Alwal are on sale bearing price tags varying from Rs 2,000 to Rs 2,500 per square feet. A.S.Rao Nagar situated near Sainikpuri, proffers both affordable houses as well as villas within the range of Rs 1,900 to Rs 2,200 per square feet, while villa units are being quoted anywhere from Rs 40 to 60 Lakhs.

The Warangal Road is being augmented by a lot of activity. The AP Housing Board’s project, Infosys and Raheja Mind Space located at Pocharam have been the most prominent drivers of growth within this region. The ORR along with the inevitable Metro Rail connectivity up till Uppal also act as the icing on top of the cake. The unorganised sector dotted by houses constructed on plots ranging from 100 yard to 250 yard are credited for driving the demand for the localities of Uppal and Boduppal. The quotation for these houses start from Rs 25 lakh to Rs 45 lakh. The existing prices vary between Rs 2,600 and Rs 3,400 per square feet for apartment units.
Similarly, the neighborhoods of Pocharam and Ghatkesar possess affordable housing and budget villas. The prices for apartment units range from Rs 1,800 to Rs 2,200 per square feet. Villas are priced between Rs 35 lakh to 60 lakh. A flat of 1,000 square feet located near the Singapore Township at Pocharam would cost close to Rs 30 lakh.
Green Life Builders, etc are some of the major builders to establish projects within this area. TCS project at Adibatla which is adjacent to the Ring Road is another conspicuous development which would further increase the demand and prices of the region.
