Hyderabad: Top 10 areas for Sale and Rental property in 2014
As we draw close to the end of 2014, a year which saw historic changes in the status of Hyderabad, the city has braved the challenges faced by it in the last few years. It can be said with gumption that the city has witnessed the beginning of a remarkable turnaround in realty terms. The residential market in the city has slowly and steadily shoved aside the gloom that had engulfed it since 2009. Following the bifurcation of the State and the proclamation of Hyderabad as the common capital of both Telangana and Andhra Pradesh earlier this year, the city has made baby steps towards revival in its realty fortunes. Consequently, many areas across the city witnessed renewed demand for sale and rental property which was evident in their listings based on CommonFloor data.
Top 10 areas for Sale property
Based on the total number of listings for residential sale property in Hyderabad in 2014, the top 10 areas in the city are Manikonda, Gachibowli, Kondapur, Kukatpally, Hitech City, Miyapur, Madhapur, Chanda Nagar, Nizampet and Uppal, in that order. This included residential property types like Apartments, Builder floors, Houses, Row houses, Service apartments, Studio apartments and Villas. Proportion (in per cent) for the top 10 sale areas are given in parenthesis: Manikonda (5.7), Gachibowli (5.6), Kondapur (4.7), Kukatpally (4.2), Hitech City (4.1), Miyapur (4.1), Madhapur (2.6), Chanda Nagar (2.5), Nizampet (1.9) and Uppal (1.8).
Top 10 areas for Rental property
Based on the total number of listings for residential rental property in Hyderabad in 2014, the top 10 areas are Kondapur, Gachibowli, Madhapur, Miyapur, Kukatpally, Manikonda, Hitech City, Banjara Hills, Chanda Nagar and Toli Chowki, in that order. This included residential property types like Apartments, Builder floors, Houses, Row houses, Penthouses, Service apartments, Studio apartments and Villas. Proportion (in per cent) for the top 10 rental areas are given in parenthesis: Kondapur (7.5), Gachibowli (5.9), Madhapur (5.6), Miyapur (5.3), Kukatpally (3.4), Manikonda (3.1), Hitech City (3), Banjara Hills (2.7), Chanda Nagar (2.2) and Toli Chowki (1.9).
