Karnataka is all set to make a change with Single Window Clearance
For developers and builders in Karnataka, a ‘single window clearance’ has been a distant dream that can put an end to running from pillar to post for different approvals. The state government, in this regard, has passed a bill to simplify the approval process and reduce the burden on the developers.
According to government officials, the state has constructed nearly 11 lakh housing units in the last 4.5 years (out of which 80% of the demand originated from LIG and EWS sections). With the help of the new online system, developers will secure all the required clearances (starting from land to utility), without standing in the queue outside the departmental offices. This would speed up the construction process beyond imagination.
Role play
Builders plight of reaching out to various government departments and physical inspection of multiple agencies have turned out to be very time consuming. This, eventually will slowdown the growth of the housing sector of the state. Government’s recent announcement of a ‘ Single Window’ will offer a long-lasting solution for the approval process and is expected to witness the light of the day in Jan 2014.
With such a move, the government will help deal with red-tapism that is tagged as the basic hurdle to acquire approvals on time. In addition to it, getting approvals on time will help in the completion of the project on the estimated date, thereby injecting customer satisfaction vehemently. Moreover, with the functioning of the window, the sale price of projects in the city will cut down by 10-25%, and speed up the time taken to complete the projects.
Impact on the housing sector
Builders and developers across the country have been putting in for such a window for a long time, since such a system is expected to put a nip in the bud of all the problems adhering project approvals. Getting approvals on time will help the real estate developers in Bangalore cut short the construction period that will eventually minimize the financial costs. As a result, housing will become more affordable in the city.
Along with the developers, the single window system will help the end-users significantly. Acquiring approvals on time will trim down the project price by 10-20%, reducing the burden of cost on end-users. With the system hitting the road next year, approvals which previously required 8-12 months for authorization from various departments will get clearance in no time.
