KCR’s Housing scheme for poor to have positive impact on Telangana Realty
The new Chief Minister of Telangana – K. Chandrasekhara Rao – during his election campaign promised a corruption-free and transparent government which would work towards the welfare of the poor and weaker sections of society on a priority basis. True to his promise, KCR as Rao is commonly known, has said that the housing scheme for the poor and houseless would be launched immediately. He emphasised that the government would spend about Rs 1 lakh crore for the welfare of Dalits, tribals, minorities and backward sections of people. From this, about Rs 50,000 crore will be earmarked for the welfare of Dalits alone. This scheme is expected to have a positive impact on the realty sector in Telangana in the times to come.
Impact on Real Estate
The development work that Rao plans to carry out across Telangana is bound to have a positive impact on the real estate sector in the state, in the course of time. The housing scheme will take care of the housing requirements of the poor and underprivileged, without a roof above their heads. Besides there will be focus on other sectors like healthcare, agriculture and physical infrastructure which would provide a much needed impetus to the real estate market in those areas.
Details of the housing scheme
As per the housing scheme that will be launched shortly, each housing unit will have two bedrooms, with a hall, kitchen and a toilet. Each house for the poor and houseless would be constructed on 125 sq. yards of land at an estimated construction cost of about Rs three lakh. As a preliminary step, the District Collector of Medak would be entrusted with the responsibility of opening counters for receiving applications from the poor from June 5th, 2014. Rao would lay the foundation stone for the first phase of construction during which 5,000 houses would be constructed in Gajwel. He said that in course of time the scheme would be extended to other parts of the state as well.
Other welfare measures
Apart from the housing scheme that will be implemented across the state, Rao also assured that there are other welfare schemes being planned across the state. This includes the construction of hospitals like the Nizam’s Institute of Medical Sciences (NIMS) in all districts of the state. Besides, all the primary health centers in all the districts would be upgraded to 30-bed hospitals, with each of them having four doctors each while area hospitals would be converted into 100-bed health centers. Moreover, old-age pension would be increased to Rs 1,000 while the physically handicapped would get a sum of Rs 1,500 every month.
Other sectors
Besides housing and health, other sectors would also get their due under the new government. Agriculture will be given prime importance with 2-3 lakh acres of agricultural land being irrigated in Rao’s constituency of Gajwel. It is believed that the Godavari water will be utilised for this purpose. Plans are also being made to provide drinking water to Gajwel. Besides, an Outer Ring Road of four to six lanes is also being planned at Gajwel with butterfly lighting system.
