Kopar in Thane Offers Affordable Housing
Kopar may not be much of a well-known area in Thane. However, due to its proximity to Dombivli and increasing residential real estate prospects, it is slowly getting prominent. The area is becoming popular for affordable housing. People who are unable to afford a property in parts of Navi Mumbai or eastern suburbs of Mumbai can look for buying a property here.
Location
Kopar is located near Dombivli, one of the fastest growing areas in Thane and Mumbai Metropolitan Region (MMR). Dombivli is an industrial area as well as a fast growing residential hub and Kopar is just about 2.5 km away from this industrial area. The Kopar Road connects the area to Dombivli as well as areas surrounding it. There are several KDMT, NMMT and state transport buses providing public transport in the area.
It is also connected to Dombivli via a railway line which is part of the Mumbai suburban railway network. All trains plying to Dombivli on the Central line pass through the Lower Kopar railway station. The same railway line connects the area to other eastern suburbs of Mumbai all the way to Chhatrapati Shivaji Terminus (CST).
Social amenities
Due to its proximity to Dombivli, Kopar has access to all social amenities such as educational institutions, healthcare, malls, theatres, banks, markets and temples. Some of the educational institutions include Manjunatha Vidyalaya, SIA English High School and ITM-SIA Business School. The Asian Institute of Medical Sciences is in proximity to the area. Due to the Ulhas River, there is a good water supply to the area.
Real estate rates and trends
Property values in Kopar are lower compared to few other areas in Navi Mumbai and the eastern suburbs of Mumbai. For example, a 1,000-sq-ft apartment in Kopar can be bought for about Rs 60-80 lakh whereas for the same budget, only a 1BHK apartment can be bought in areas such as Mulund, Ghatkopar, Airoli, Belapur and Sanpada. There are 1BHK apartments available in the area for a lower budget. The current property value per sq. ft. in the area is about Rs 6,000-6,500 and is expected to rise further. This falls within the budget of most of the middle-class families.
There are several ongoing apartment projects in the area including Sarvodaya Galaxy, Happy Homes and Balaji Gardens. Most of the available configurations in the area are 1 and 2BHK apartments.
With good connectivity and affordability, Kopar is expected to grow further. Hence, one can look at Kopar as a good option at this point both from the point of buying as well as investing.
