Kopar Khairane Offers Affordable Properties

Mumbai is undoubtedly an expensive city. Buying a house in central or the western suburbs is pretty much a dream. The eastern suburbs such as Ghatkopar and Mulund are considered more affordable in the present times. However, if you still find these areas unaffordable you can look at Kopar Khairane in Navi Mumbai as a better option for more affordable properties.

Though property values in Navi Mumbai are increasing, one can still find more affordable houses in Kopar Khairane compared to areas such as Palm Beach Road, Seawoods and Nerul.

Location and connectivity

Kopar Khairane is a well-developed area in Navi Mumbai. It lies adjacent to Vashi and Ghansoli – some of the important commercial centres of Navi Mumbai. It is also less than 7km away from the Millennium Business Park in the MIDC industrial area near Vashi. The area lies on the Thane-Belapur Road and as such it is very well connected to other parts of Navi Mumbai as well as Thane. The Airoli bridge and the Vashi bridge connect the area to different parts of Mumbai.

Kopar Khairane has several NMMT buses plying from the area to Thane, other areas of Navi Mumbai and Mumbai. There are also several BEST buses available from the area to different parts of Mumbai. The Kopar Khairane railway station is in sector-8A of the area. There are regular local trains between Thane and Vashi/Panvel passing through the station.

Infrastructure and amenities

The area has a very good infrastructure, owing to its proximity to the IT Park and Vashi, an important residential as well as commercial node of Navi Mumbai. There are several schools and colleges, hospitals, restaurants and banks in the area. The Lokamanya Tilak Institute of Architecture and Design Studies (LTIADS) and LTCOE have added to the esteemed education institutions in Kopar Khairane.

The area also has the Dhirubhai Ambani Knowledge City (DAKC) which is the headquarters of Reliance Communications. The Millennium Business Park has several software firms including Allied Digital, Patni Computer Systems, L&T Infotech and so on.

Property rates and trends

Kopar Khairane is one of the most sought-after areas in Navi Mumbai due to its proximity to important commercial centres, its social amenities, its infrastructure and excellent connectivity. Naturally, the property values in the area are constantly increasing. Yet, they are lower compared to most of the property values in eastern suburbs. For example, the average property value in Ghatkopar is about Rs 15,500-16,100 per sq. ft. and about Rs 13,600 per sq. ft. in Mulund. However, the average property value in Kopar Khairane is about Rs 9,200 per sq. ft.

The area has a good supply of 1 and 2BHK apartments. A standard 1BHK apartment has a total covered area of about 600-750 sq. ft. while a 2BHK apartment has a total covered area of about 750-1,250 sq. ft. The approximate cost of a 1BHK apartment ranges between Rs 50-65 lakh while a 2BHK apartment costs about Rs 60-70 lakh. The same 2BHK apartment would cost at least about Rs 1.2-1.4 crore in Mulund and Ghatkopar. There are apartments that cost higher depending on their amenities and location. There are several ongoing projects such as Silicon Avenue by Sunny Real Estate Consultants, Orchid Residency by Sunny Buildtech and Shanti Heights by Marvel Developers.

Property values in the area are on the rise similar to other nodes of Navi Mumbai. The last two years witnessed a steady hike of approximately 30% from Rs 7,100 per sq. ft. to Rs 9,200 per sq. ft. Hence, the node is a good choice for property investors as well.

Hence, if you are considering buying a property in Mumbai and yet find the eastern suburbs unaffordable, Kopar Khairane proves to be a very good choice.
