Majiwada in West Thane Offers Several Fresh Apartments

Majiwada is currently a real estate hot spot in Mumbai, along with Ghodbunder Road. There are several factors making it a real estate hotspot. The area is witnessing a slew of apartment launches every year. As a result, the area offers a good number of fresh apartments within the age of two years.

Majiwada area profile

Majiwada is an area strategically located in the western part of Thane. It lies at the junction of Eastern Express Highway (EEH), Ghodbunder Road and Lal Bahadur Shastri Marg (LBS Marg). As a result, Majiwada is very well connected to all the major parts of MMR including Mumbai, Thane and Navi Mumbai. There are several regular buses that ply the area including TMT and BEST buses. MMRDA is planning to extend the Wadala-Ghatkopar-Thane metro line to Teen Hath Naka, which is close to Majiwada.

The area also has a good social infrastructure in terms of schools, colleges, temples and retail stores such as Big Bazaar and Woodland. There are several hangouts, eateries and hotels such as McDonalds, Rajdhani Thali and Mainland China, as well as pubs. There are also malls such as Lake City Mall.

Real estate scenario

Majiwada has emerged as one of the preferred real estate destinations in MMR, due to its strategic location and social infrastructure. There are already several prominent developers in the area such as Lodha Group, Rajesh LifeSpaces and Rustomjee. The most prominent apartment configurations in the area are 1, 2 and 3BHK units. A 1BHK unit usually has a built area of 540-670 sq. ft. while a 2BHK unit usually has a covered area of 750-1,150 sq. ft. A 3BHK unit has an average built area of 1,600 sq. ft.

Property prices in the area vary widely depending on the builder, location and amenities. The approximate price of a 1BHK apartment is about Rs 18-60 lakh and that of a 2BHK apartment is about Rs 75 lakh to Rs 1.3 crore. The approximate price of a 3BHK unit is about Rs 1.5-3.5 crore. The present average property prices in Majiwada is about Rs. 10,950 per sq. ft. The area has witnessed a continuous price appreciation of almost about 25 per cent over the last two years.

Currently, Ghodbunder Road and Majiwada offer the most number of new projects in Thane West region every year. Hence, if you are looking at buying a new apartment within the reach of Mumbai, with very good connectivity and infrastructure, Majiwada is one place you must consider.
