Metro draws the maximum attention of investors in rural areas in Delhi
Dwarka , a sub city developed by Delhi Development Authority has boomed in rapid way due to the presence of the Delhi metro line in and around the area. After Delhi got statured, Dwarka attracted homebuyers because of great connectivity.
The sooner will provide connectivity to the sub cities, the faster it will change the gears and will attract thousands of middle and upper middle-class households to invest in sub cities.
In a similar way, the proposed Metro’s expansion in phase IV is expected to boom up areas falling like Sonia Vihar, Burari, Mukundpur, Reola Khanpur, Palam and Narela, which come under rural areas of Delhi.According to sources, DMRC presented the completing detailed project reports for the proposed extension recently and already the real estate investors have started foreseeing a housing boom in the peripheral areas.
As per the reports, DMRC is also keen to get into property and transit oriented development (ToD) in the pastoral part of the city. According to the officials of DMRC, the property development and ToD in the rural areas should be converted as integrated cities with facilities such as hospitals, educational hubs and markets. The price trend will depend on the number of metro lines present, more the metro lines, will increase the price of the area.
Also it is decided by the Government that, the Traffic and Transportation Infrastructure (Planning and Engineering) Centre is preparing the guidelines and policy for development in these areas.
The main attraction point is metro expansion which will help in increasing the demand for residential and commercial properties in these areas. All these places will now get connected to Delhi and are set to benefit from the real estate appreciation in prices,
In last few decades DDA has been able to offer Rs. 25000 housing units approximately through its different housing schemes for a city with a heavy population of 1.67 crore. For now new sub-cities of DDA are now going to come up in the peripheral areas of Delhi that are largely rural zones. As per the Master Plan of Delhi 2021 zones A to H are urban areas and zones J to P (I and II) are earmarked as urban extension areas or rural areas. There are zone, where the newer development is going to take place.

b. Rithala to Bhawana
c. Mukundpur to Dilshad Garden
d. Kirti Nagar to Dwarka sec 28
e.Badarpur to Aerocity (NH 8)
f.Lajpat to Madangir
g.Azadpur to R K Ashram
All these areas are mix of Delhi and Delhi National Capital Regions. Delhi being a hub of infrastructure and industries along with the metro connectivity reaching far ends the real estate market in the sub cities of the capital are developing in a great speed due to the metro lines and extension projects.
