Narela: a potential sub-city for real estate development
In northwestern part of Delhi, a small bus city is situated “Narela” which is a tehsil, district of NCT of Delhi. It is the border of between Delhi and Haryana. Delhi Development Authority has
developed it as the third mega sub-city project. This is an urban extension project of Delhi, after Rohini City and Dwarka sub city. The ‘Narela Industrial Area’, started developing in early 1980s and is today one of the important such complexes in Delhi. . Narela is a third sub-city and it is still a remote area. It offers 8000 housing units but very few takers.
Connectivity:
Narela is bounded by Delhi-Haryana border in its North part and Western Yamuna Canal in the West. G T Karnal road in the East and Badli-Auchandi Marg in the Southeast. The DPR for metro’s extension to Narela is already being prepared. Phase IV of Delhi metro will be conecting Narela.
Nerala is just 42 kms from Connaught Place, Delhi. The metro extension project for the Dilshad Garden-Rithala line of the Delhi Metro till Narela, will provide the much waited and needed connectivity to this township and attract people to move there. From outer ring road it takes 40 minutes from Delhi to reach Narela and distance is just 19km from outer ring road.
Public Transport:
Narela was a remote place few years back.with almost no connectivity, but later DDA started constructing rows after rows of flats and allotting them in successive housing schemes, this place came into existence.
There are many parcels of land that are for DTC terminal and metro stations. Like, it took a long period for structuring Dwarka and Rohini, Narela will also need time to grow up. Both Dwarka and Rohini now have sufficient bus services and metro, hence it is expected that Narela will also have good public transport soon.
Social Infrastructure:
This is a perfectly planned sub city with neatly built and affordable flats, wide roads, abundant water and power, huge parks, markets, banquet halls etc.
Recently ,DDA has also taken up major development work in the Narela township to make it liveable. The project is developing a green area spread over 450 hectares. Supply of drinking water to sectors like B-4 along with A-10, providing and laying water pipelines in pockets like 2, 4 and 6 of Sector A-10, improvement of service lanes and drains in pocket 13 and desisting of lanes and internal sewer lines in other sectors.
Government has also allotted lands for National Science Park and for Integrated Freight Complex has been acquired.Hospital in Sector A7 completed. Even a club site has been proposed for development in sector A7.
Price Trend:
The region has MIG flats and DDA flats. The price trend of the area differs between Rs.3200 sq ft to Rs 4600 sq ft. This price range is quite affordable yet the demand is low. This is due to the absence of infrastructure of the area. This price range might attract many developers for launching residential and commercial projects.
Real Estate:
Real estate in this place has been dry since years. However, it is expected to change as soon as Metro enters the sub-city. The area have only limited DDA flats and being one of the part of NCT the demand will score up soon. It totally depends on the infrastructure of the area and how much growth the government has planned for the region. Narela can grow up into a good investment option among the National Capital Territory.
