New scheme to attract developers for redevelopment of public housing colonies
Gujarat government has announced its ‘Redevelopment of Public Housing Policy’ to redevelop the dilapidated public housing colonies in urban areas under Gujarat Housing Board (GHB), Urban Local Bodies (ULBs) and Urban Development Authorities. The redevelopment of private housing colonies is not included in the policy. To attract private developers for redevelopment of public housing colonies, state government has given the highest possible 3.0 FSI to private developers. The new scheme will also allow developers to trade the FSI.
The policy allows the redevelopment of public housing colonies and government colonies using PPP (Public Private Partnership) model. The colonies must have a minimum plot size of 5,000 sq m and must be older than 20 years. Developers are allowed an FSI of up to 3.0 and Transfer of Development Rights (TDR). According to the new scheme, developers must give 40 per cent extra carpet area to owners and redeveloped colonies must have minimum 30 sqm carpet area.
The housing society owners association can select the developers through competitive bidding and association must get consent of at least 60 per cent members for redevelopment of housing colonies. The developer must provide transitory accommodation to the dwellers in case of redevelopment.
