NH-24 – Most favourable destination for mid-income buyers in NCR
The 438 km-long National Highway 24 connects the nation’s capital with Lucknow in Uttar Pradesh. The stretch of NH-24 between Delhi to Ghaziabad has been witnessing rapid development in terms of infrastructure and real estate. Owing to its affordable price-range, the stretch has been emerging as a most sought-after destination for mid-income home buyers.
Areas along the stretch
The areas located along this road between Delhi and Ghaziabad include- Sarai Kale Khan, Patparganj, Ganesh Nagar, Vinod Nagar, Mayur Vihar, Kalyan Puri, Gazipur, etc of Delhi, Sectors of Noida including 62, 62A, 63 and 63A, etc, areas under Ghaziabad including Vaishali, Indirapuram, Pratap Vihar, Nai Basti, Dundahera, Vijaynagar, Daulatpura, Lal Kuan, Mehrauli, Pandav Nagar, Mahagunpuram, Dasna, etc.
Good connectivity
The national highway 24 starting from the national capital passes along places like Ghaziabad, Hapur, Moradabad, Rampur, Bareilly, Shahjahanpur, Sitapur and Lucknow. In between it connects many other highways and prime roads providing links to various places.
NH-24 attracts homebuyers
Some of the areas in Ghaziabad, Noida and Greater Noida, which are in proximity of the NH-24 and located along the Hindon river, have been largely attracting buyers looking for affordable housing options. The areas located along the NH-24 are currently in different stages of development.
It is not only attracting buyers but also the investors as it is a strategic location offering huge investment potential. It is among the major real estate hotspots of Delhi-NCR. Observing the demand for properties in this stretch by mid-income buyers, several developers have come up with numerous residential projects on NH-24.
NH-24 attracts civic bodies as well
Apart from being buyers’ and builders’ favorite, the stretch is also attracting the development authorities. The Ghaziabad Development Authority (GDA), the UP Awas Vikas Parishad and Municipal Corporation of Ghaziabad have expressed interest in developing this part of the national capital region (NCR).
Social infrastructure
Many schools, colleges, hospitals, malls, retail shops, shopping centers, restaurants, eateries, banks, ATMs, police stations, petrol pumps are present on this road providing good basic facilities to the residents.
The Ghaziabad railway station, the ISBT, the proposed Metro station, etc, would give easy access to all surrounding areas.
Infrastructure development
Many developments are happening in the NH-24 stretch and many more are in the pipeline of upcoming projects. The concerned authorities have given approval to six-laning of the road which would make it congestion-free. Besides this, many flyovers, underpasses, foot over bridges (FOBs), internal and peripheral roads are also in the pipeline. The existing underpasses at Shipra Mall and the carbon factory will be used to lay new service roads to decongest traffic along the NH-24.
Ghaziabad Development Authority has proposed three new underpasses along the stretch from Lal Kuan to UP Gate and new service roads at Chhajarsi, CISF crossing and Kala Patthar, which will be aligned with the national highway. The Noida Authority has proposed to build a flyover from the old FNG highway apart from a semi-cloverleaf. The road ministry has agreed to convert the Delhi border-Dasna stretch along NH-24 into an eight-lane corridor. All these projects, once completed, will give relief to commuters who frequently get caught in long traffic jams.
Besides these, the new 22km-long link road between Greater Noida to Ghaziabad has infused lot of potential for the areas along NH-24. In fact, the link road directly connecting Greater Noida to NH-24, which is operational, is attracting buyers to Crossings Republik and Indirapuram.
Real estate development
Many leading real estate biggies like Ashiana, Ansal, Wave Infratech, SARE Group, Ascent Buildwell, Ajnara, Antriksh, Aditya Group, Jaipuria, Land Craft Developers, etc have come up with real estate projects along NH-24. Some of the residential projects on Nh-24 include Wave City, Aditya City Apartments, Cresent Park Township, Antriksh Sanskriti, Ajnara Ambrosia, NS Boulevard, Palm Valley, Springview Floors, Upvan Residency, Golf Links, Dream City, Spanish Heights, etc.
The UP Awas Vikas Parishad has launched a highrise residential township project named ‘Siddharth Vihar Yojna’ spreading across 700 acres near NH-24, along with a joint venture with Raksha Vigyan Society.
Low rental values and land availability are likely or attract more buyers to this region. Demand for office spaces as well as retail spaces would also see a rise along with the increasing number of residential developments. Market experts say that once the infrastructure developments proposed in this region are completed, there will be better connectivity, reduced traffic issues and further improvement in transportation, which would lure more and more buyers to this region.
