NH-8 in Bhiwadi sees spurt in residential development
National Highway-8 on Delhi-Ajmer Expressway near Kapriwas, Bhiwadi, has become a hot locality for real estate investment. There are various ongoing infrastructure developments near the region that promise healthy returns on investment in the coming years.
Connectivity: Connected directly by the highway, NH-8 is rich with transit options such as buses, trains and other intermediary public transportation facilities. It is about 8km away from the main Bhiwadi Industrial area. The area’s proximity to the two major industrial areas namely IMT Manesar and Bhiwadi also adds to its livability quotient. Further, through well-laid network of roads, NH-8 enjoys swift accessibility to Gurgaon and Delhi.
Infrastructure: This locality has eminent educational facilities with institutes such as Model High School, Raman Munjal Vidya Mandir, Virat International School, Rao Lal Singh Public School, among others in the vicinity. Good number of clinics, banks and grocery stores has also enhanced the area’s infrastructure quotient.
Affordability: With locational advantages, the area is displaying positive investor interests. As per data with CommonFloor, the capital values of properties in this locality are in the affordable range of Rs 2,900-3,160 per sq. ft. Thus, a 1000 sq. ft. apartment would cost somewhere around Rs 29 lakh. As far as the rental values are concerned, the monthly rent structure for a standard 2BHK residential unit would be between Rs 6,000-9,000.
Future prospects: About 85 per cent of the area is being developed by the private developers targeting low and mid segment population. These include Falcon Realty Group focused on development of 5BHK villa units and general 1BHK-4BHK apartment configurations, Omaxe Constructions, Krish Group and MVL Groups again focused on apartments with 1BHK, 2BHK and 3BHK configuration units dated to launch starting from next year.
