Surprisingly, according to the recent investment trends, there has been a shift in the investors demography. As Indian investors find their way back home, focus is now shifting from Dubai to satellite towns such as Noida, Gurgaon, Ghaziabad and Faridabad.
Among these, Noida and Greater Noida being one of the prominent localities of NCR provide good opportunity catering to the needs of HNIs (High Net worth Individuals) with luxurious residential projects accounting for about significant percentage of the market transactions.
Reasons for the Shift
There could be numerous reasons driving the property investors back to the nation. These include security, return on investments and price variations.
The residential rental values in Dubai are projected to depreciate forming a small corrective phase for a period of 6-12 months. Therefore, the property market is experiencing a slowdown, which is further reducing the sale prices for the residential secondary market units (luxury units like villas). The reason being an obvious market cycle showing the distressed sellers dropping the prices rather than a sideway market with no liquidity.
While on the other hand, with stable government at the centre, investor confidence in Indian market is back on the track.
Further, Noida also boasts of well developed accessibility to other parts of NCR. Also, several infrastructure upgrades that are in the pipeline will further boost the realty market of the region. Ther are plans to build expressways along with the proposed metro link between Noida and Greater Noida. This in addition to providing infrastructure privileges to the real estate developers, will also lure investors and buyers to the area.
Moreover, with land in Delhi reaching saturation, buyers and investors interest is shifting towards the NCR regions, where there is lot of scope for future development.
Additionally, with changed FDI norms, a lot of investment opportunities are expected in the country. Simultaneously, the current depreciating value of Indian Rupee is attracting more and more foreign and NRI investors to the Indian property market with a decent expectation of rebouncing rupee in the long term.
