Numerous issues with CWG project annoy buyers
The much-proclaimed Commonwealth Games Village in Delhi has delivered a huge blow to the buyers. The buyers who had trusted the construction quality of the reputed Emaar MGF developer are now blaming the developer for landing them in deep trouble.
The Delhi Development Authority (DDA) itself has bought over 722 of these apartments. While the remaining units have been bought by corporates and other end-users.
Very few flats are occupied
Till now, only 100 units of the total 1,168 luxury CWG apartments have been occupied by the buyers. Many of them are not daring to move to these flats because of the prevailing issues in the project.
Poor maintenance
The maintenance of the CWG flats is shoddy and some portions of the basement have got flooded during the monsoons. Though the DDA owns most of the apartments in the project, it has not yet started paying its share of the maintenance charges. As of now, only 300 owners and corporates who own apartments in the CWG Village have been paying the maintenance charges regularly.
Developer failed to keep up the promises
The residents of CWG flats alleged that the builder has not kept his promise in most of the factors related to the project. Firstly the construction quality is poor. Tiles are falling off in some units while seepage problem has destroyed the wooden flooring of some units.
The maintenance is worse and the basic amenities are not yet made available. Even the swimming pool and clubhouse are not ready to be used.
Cost not worth
The CWG flats had been highly touted as the best project and were sold at very high rates. Around four years ago, a 3 BHK flat in CWG village was priced at Rs 2.5 crore, but the price is not worth of what has been delivered to the buyers.
No shops in vicinity
There are no grocery or vegetable shops in vicinity of the CWG flats. The residents have to walk at least for a kilometer away to buy regular stuffs like milk, bread, medicine, etc. Many buyers are confused whether or not to move into their flats as there are no proper facilities. The residents blame the developer as the developer had promised to provide shops in the vicinity, but they are not yet ready.
Clubhouse is still not operational
The common facilities such as the clubhouse, shops and the swimming pool are not operational because DDA is yet to give a ‘completion certificate’ to Emaar-MGF since it claims there are violations in the structure.
While Emaar MGF’s spokesperson allege that the clubhouse is complete with all equipments installed and ready, the buyers claim that the clubhouse is not yet operational as it is awaiting ‘completion certificate’ from the DDA. They said that the DDA is delaying to issue the CC because of certain violations in the structure. While some sources have claimed that the delay is due to ownership issues.
Though all the necessary requirements for the clubhouse are already in place,it can only be opened up after the receipt of CC, revealed sources. As the DDA itself owns a big share of the CWG flats, it can easily sort the issue by clearing the CC. However, the truth is still kept in dark as to what exactly is the issue.
DDA sports complex membership seems to be a dream
Buyers were promised by the builder to be given membership in the nearby DDA sports complex, but even that has not been fulfilled. Now the developer has been claiming that the membership of the sports complex lies only with DDA while the flat buyers argue that it is a part of their contract. Without confirming from the DDA, the developer should not have promised anything like this, blamed the buyers.
