PCMC get government’s support for its housing schemes
Housing project for the Economically Weaker Sections (EWS) of Pune has undergone too many complications, land acquisition and its rising cost being the primary one. The Pimpri-Chinchwad Municipal Corporation (PCMC) housing scheme for 5000 beneficiaries to own an apartment was on a death knell for dreams, however the recent government’s interference has turned the table.
According to property consultants, there is still hope for the 5000 odd benefici aries of the housing scheme for the EWSs, as the state government declared to offer a helping hand in dealing with the foremost issue-land acquisition. With such a backing, the PCMC’s housing scheme is likely to take-off at a great pace.
PCMC’s housing scheme-Background
A sneak peak into the background of the civic body reveals that in 2008, the government gave a green signal to PCMC’s housing project under the Jawaharlal Nehru National Urban Renewal Mission (JNNURM), according to which 13250 apartments were to be built for the EWSs. The 1st phase began in Chikhli on the plot owned by the ( Pimpri Chinchwad New Township Development Authority).
Originally, 13250 houses were on the docket in the DPR of housing projects for the EWS. Hitherto, only 6720 units have been built so far (at sector 17 and 19 of PCNTDA), the rest were delayed due to issues in land acquisition and rising prices. The civic body is in talks to construct 1134 housing units at Dudulgaon and Charholi. Presently, the PCMC is giving shape to approximately to 4536 tenements in Chikhli.
Land Acquisition-The game controller
The fate of the project for the EWS depended mainly on the availability of land. As per latest market reports, nearly 1000 tenements are ready to take possession, however, the civic body failed to comply in this regard, since the PCNTDA denied the PCMC of the completion certificates. As per market news, the corporation is required to pay Rs 114 crore as land cost, in exchange of the completion certificates.
In this regard, the civic body has made a proposal of 2.5 FSI for the project, as per the demand of PCNTDA. The state is likely to give approval for 2.5 FSI that will set-off the construction works for 2184 tenements. The new FSI will offer the additional land required to finish the project with ease. In addition to it, the government has promised to offer the money required to finish the project and has extended the project deadline to March 2015.
