Planning to Invest in Surat? Check Out These Areas

This is owing to several growth drivers in the city such as the upcoming BRTS, the booming IT as well as retail sector, the local textile and diamond industries, and affordable housing. As a result, the residential real estate sector is witnessing an upswing and is attracting several investors. Hence, if you plan to invest in Surat, here are a couple of areas you may want to check out.

Vesu

Vesu is a peripheral locality in Surat lying on the south western side on SH-168. The state highway connects the locality to other localities such as Udhna and Sachin as well as other cities in Gujarat. The locality also lies beside Tapi River and in proximity to NH-6. The ONGC Nagar and a few important industrial estates are in the proximity of the locality. The Surat railway station is just about 16 km from Vesu. There are regular buses, rickshaws and taxis for commuting in the area.

Vesu has good civic infrastructure and social amenities. The area has a good drinking water supply due to the nearby Tapi River and Mindhola Creek. There are also good road and electricity supply in the locality. There are several schools and colleges, hospitals, retail stores such as Reliance Mart and Reliance Market in the area. There are also several coffee shops, commercial centres, banks and ATMs.

Vesu offers a good number of 2 and 3BHK apartments with a few 1BHK apartments. Some developers active in the area include Happy Home Group and Empire Group. The built up area of a 1BHK apartment is about 500 sq. ft. and that of a 2BHK apartment is about 1,150-1,250 sq. ft. The approximate built up area of a 3BHK apartment is about 1,700-2,100 sq. ft. The approximate property value in the area is about Rs 3,600-3,900 per sq. ft. Vesu has already witnessed a price appreciation of about 54 per cent in the last three years.

Adajan

Adajan is another peripheral locality situated in the western part of the city and on the banks of Tapi River. Some of the important highways passing through Adajan include NH-6, Rander Road and few state highways. NH-6 connects the area to other cities such as Nagpur and Kolkata. Rander Road is an important arterial road in Surat. There are regular local buses in the area. There is a proposed BRTS station in the area. The Surat railway station is just about 8 km away from the area, while the airport is about 13.5 km away.

The locality is witnessing a growing infrastructure for a few years now. It has a good drinking water supply due to its proximity to the Tapi River. There is also regular power supply and good roads in the locality. There are several good educational institutions, shopping centres, malls, retail stores, hospitals, parks, banks and a multiplex in the area.

These factors have led to a vibrant residential real estate activity in the area. There are builders such as Mandot Buildcon and Solitaire Developers active here. Adajan too has a good number of 2, 3 and 4BHK apartments with very few 1BHK apartments. The approximate built area of 2BHK apartment is about 970-1,250 sq. ft while that of a 3BHK apartment is about 1,600-2,100 sq. ft. A 4BHK apartment has an approximate built area of about 1,500-2,200 sq. ft. The approximate property value in the area is about Rs 3,100-3,300 per sq. ft. The area has already witnessed a good price appreciation of about 52 per cent in the last 3.5 years.
