Property sale: Renovation mistakes to avoid
If you are trying to sell your home, then you may think of remodeling and decorating your house in every possible way so that you can sell it off at a good price quickly. However, whereas it is all too natural for you to get excited about decorating the house, there are certain things that you must avoid as some major renovations may not pay off as much as you think they would. Here are some renovations that you should not indulge in while trying to do everything to woo potential buyers.
1. Putting in expensive carpet
Your old carpet may have become dirty and dilapidated. You may be temped to replace it with a super expensive one that will catch the attention of the potential buyer. Whereas, it is a good idea to pull out the old carpet, but it may not be a nice idea to put a super expensive one in its place. Instead, find a modest one; it will save you those bucks you would have spent in an expensive one.
2. A luxury kitchen
Many are of the opinion that a beautiful looking kitchen can shoot up the value of a house. While this may not be false, the assumption can very well be overrated. While you may think of transforming your kitchen into a luxury one; in reality you can give a better look to your kitchen at a much lower price than you think. There are many ways of turning your kitchen into a luxurious one – granite counter-tops, marble flooring, stainless steel sinks, luxurious custom faucets and fixtures, etc. However, you can easily save a ton of money by opting for some substitutes – laminate wood designs instead of hardwood flooring, ceramic tiles instead of marble floors, etc.
3. An exquisite bathroom
Bathrooms are considered a major turn on for most of the buyers. There are two reasons why you should not go for a top of the line bathroom. First, the bathroom may not match the design of your home; and secondly, it may cost you much more than you think it would push up the worth of your house.
Rather than going full guns on making it the envy of the neighbourhood, you may clean up the bathroom and install some new appliances to make your bathroom attractive to the buyer.
4. Renewing the kids’ room
You may want to paint the walls of your kids’ room all anew to match their colour as per your choice and likings. You may think it would be wonderful to paint the walls as per their bedsheets. However, before getting carried away, you should tell yourself that it is going to be a home to the new owners; and it would not be your house anymore. Hence, they may not like what you like the kids’ room to look like.
5. Paint the outside walls extravagantly
If you are trying to sell off your house, you do want it to stand out among others in the vicinity. However, paint it with a colour that screams “look at me” may not necessarily work in your favour as it may not match the natural surrounding. Cutting down all the trees to make the house with newly coloured walls visible may very well back fire. The potential home buyer would be more attracted to a house that suits the surrounding than one that strikes as the odd one out in the neighbourhood.
