Ramanthapur: A hub for affordable housing in the north-east of Hyderabad

Ramanthapur, located 7 km north-east of the heart of Hyderabad city, is fast gaining prominence as a residential neighbourhood offering affordable housing within the budget range between Rs.20-40 lakh.  Strategically located between Amberpet and Uppal, the area has developed into a much-sought after location for buyers particularly in the mid-income segment due to its proximity to the city centre.

Prices for residential property:

The price range for residential property in Ramanthapur ranges from Rs.3,500-4,100 per sq.ft. As per this price range, a 1000 sq.ft residential apartment in the 2 BHK configuration would be available between Rs.35-40 lakh. Besides, for buyers looking for apartments in the price range below Rs.20 lakh, many 1 BHK apartments between 500-700 sq.ft would be available.

Prices for plotted land:

Plots as well as individual houses are also available, apart from multi-storied apartments. The current price range for plotted land is between Rs.3,000-4,000 per sq.ft. Due to the presence of several educational institutions in the area, there is a steady demand for rental housing as well as paying guest accommodation in the area. The current rental values for 1 BHK apartments in the area is between Rs.5,000-7,000 per month, and for 2 BHK apartments, the rental values are between Rs.8,000-10,000 per month.

Social infrastructure amenities:

Some of the reputed schools in the area are Hyderabad Public School, Annie Beasant High School, Chaitanya Bharathi High School etc. Some of the recognised colleges in the area are Homeopathic Medical College, Priceton PG College,  JN Government Polytechnic College etc. There are also some important hospitals like Sanjeevni hospital, ADRM hospital etc. Some of the religious institutions in the area are Sri Ramalayam temple, Anjaneya Swamy Devalayam temple, Christ the King Catholic church etc. Besides students, the rental demand is considerably high among IT professionals working in companies like Genpact and other companies in Pocharam, situated about 14 km away.

Good connectivity:

The NH-202 traverses the area, connecting it to both Hyderabad as well as Secunderabad. It also connects Ramanthapur to the Inner Ring Road (IRR) as well as to the IT hubs like Gachibowli, Hitech city and Mehdipatnam. Besides, it is just about 3 km away from the proposed Uppal metro station. Once operational, it can reduce travel time to the IT hubs by half.
