Re-sale Apartments more in demand in Pune
It is a known fact that apartments are more in demand in Pune among different residential options. Interestingly, data suggests that Re-sale apartments are more in demand in the city compared to first sale apartments. CommonFloor listing data states that Re-sale apartments accounted for about 63 per cent of the total apartments listed. Considering that a large proportion of buyers opt for Re-sale apartments due to the affordability factor, the availability of such units in large numbers should come as a pleasant surprise to such buyers.
2 BHKs more in demand
Among the listed Re-sale apartments in Pune, 2 BHK units comprise about 47 per cent. This is followed by 1 BHK units (26 per cent) and 3 BHK units (24 per cent). Other configurations have a minuscule representation. Average prices for 1 BHK re-sale apartments measuring on an average between 550 and 700 sq. ft. ranges between Rs 20-40 lakh, with about 43 per cent being in the Rs 30-40 lakh price range. For 2 BHK re-sale apartments measuring on an average between 800 and 1300 sq. ft., average prices ranged between Rs 50-90 lakh. 3 BHK re-sale apartments measuring between 1500-2000 sq. ft. on an average were priced between Rs 1-1.5 crore on an average.
Areas with maximum demand
As per data listed with CommonFloor, there were many areas where there were large number of listings for Re-sale apartments in Pune. Some of these areas are Viman Nagar, Hadapsar, Kharadi, Wakad and Baner. Coincidentally, areas like Baner, Wakad and Kharadi also have a high proportion of listings for First sale apartments as well.
Dealer listings higher
Among the different sources of listings, ‘Dealers’ accounted for about 66 per cent of the total Re-sale apartments listed for Pune. This is followed by ‘Owners’ who accounted for about 33 per cent of the listings.
