Real Estate Trends in Dahisar
Dahisar is a small and crowded suburb in Mumbai. It is located within Mumbai city limits and is the last suburb within the Mumbai Suburban District. Dahisar is located on Salsette Island. It is surrounded by the Sanjay Gandhi National Park in the east and the inlet of Manori creek and saltpans in the west. It was once an ideal to place to live with mango orchards, hillocks, the Dahisar River and numerous lakes. However, it is now filled with slums and other building construction.
Amenities
In recent times, Dahisar has undergone some major transformation. There are better pedestrian sidewalks with wider and smoother roads. Flyovers are built in order to decongest the traffic during peak hours. Dahisar has various amenities such as schools, a polytechnic, gym, housing societies and complexes, a cinema theatre, a restaurant, temples and the Dahisar Sports Foundation (DSF). DSF has a huge area consisting of a jogging track and often conducts various indoor as well as outdoor activities. Dahisar also has common hangout places such as McDonalds, Coffee Day and Subway.
Though Dahisar is a very small area, it consists of various landmarks such as the Machi Market (or the local flea market), the Dahisar Bridge and the Dahisar railway station.
Access and connectivity
Dahisar is well connected by the Western Express Highway and Mumbai Suburban Railway. Dahisar Bus Station is a bus station in Dahisar East for BEST buses and is located near Dahisar checknaka. There are buses to Bandra (West), Chunabhatti, Santacruz Depot and Damu Nagar from this bus station. The Dahisar Bridge Bus Station is the BEST bus station located in Dahisar West, close to Dahisar Bridge. There are buses to Juhu Beach, Yari Road and Shivaji Nagar. There are also many flyovers in Dahisar connecting it to the Western Express Highway.
The Dahisar railway station is on the Western line of the Mumbai Suburban Railway network and it is the last railway station in Mumbai. The Mumbai International Airport is about 22 kms from Dahisar and can be reached via the Western Express Highway.
Real Estate
Dahisar has seen some major development in residential complexes since the 80s and 90s. It has large residential complexes such as Anand Nagar, Misquitta Nagar and Avadhooth Nagar. There are also a few major land developers who have started various residential projects in this area. Some of them include the Lodha Group, RNA builders and Keystone Group. There are independent houses as well as flats available for rent and purchase.
The residential properties available here include 1 and 2 RK houses, 1,2,3 and 4 BHK apartments. There are a couple of major builders like the Lodha group coming up with independent villas. The area of a 1/2 RK house ranges from 350 sft – 425 sft. Area of a 1BHK apartment may be in the range of 450 sft – 700 sft while the area of a 2/3 BHK apartment may be in the range of 750 sft – 1,800 sft.
Property Trends
The rent for a 1 RK property is between Rs. 8,000 – 12,000. The rent for a 1 BHK flat ranges from Rs. 11,000 – 15,000 while the rent for a 2 BHK flat is between Rs. 14,000 – 25,000. A 3 BHK flat is available for a rent of Rs. 19,000 – 30,000.
Dahisar has undergone some major changes in property trend in the last 5 years. While both Dahisar East and West have seen constant rise in apartment prices since 2008, Dahisar West saw some fluctuation in property rates during the year 2011 while Dahisar East saw a steady rise in property rates. The average price per sft went up from Rs. 4,400 – 9,500 in Dahisar East while it went up from Rs. 6,200 – 11,300 per sft in Dahisar West in the last five years.
While the apartment rates have gone up in Dahisar, the price for residential houses hasn’t changed much in the last four years. While the average price per sft in Dahisar East went up from Rs. 6,500 – 9,300, it actually went down from Rs. 14,800 – 11,200.
