Realty hotspot: Indirapuram
Indirapuram is now developed as one of the major real estate hot-spots in NCR. The infrastructure development and connectivity has attracted many builders, investors and home seekers. It has become the prime residential area and one of the most preferred localities of NCR due to its proximity to both Noida and Delhi.
It is located along NH-24 about 15kms from Hazrat Nizamuddin railway station in Delhi. Nearest metro station is Vaishali metro station located about 3-4 kms away. It has good connectivity to Noida and Ghaziabad which are also prime locations in NCR.
The infrastructure provisions in indirapuram is better than that of many localities in NCR. It has wide roads, good commercial development along NH-24, hospitals, schools, malls and banks in the area and its surroundings.
There are many famous schools in this area namely Amrapali english school, Delhi public school, Shemrock Parwarish(nursery), Bright public school, St Francis school, St Thomas school, Vivekanand global school, Rainbow playgroup, Cambridge school, Kidzone international and Modern academy.
It has health facilities like Aurora clinic, J P clinic and Avantika hospital. All the daily and weekly shopping needs are catered by the local markets situated in the area. There are 5 malls in this area. They are Jaipuria mall, Aditya Mega Mall, Shipra Mall, Bharti Easy Day and Angel Mega Mall.
So with all the infrastructure provisions at walkable distance, this is one of the most resident friendly areas in NCR.
The area has also attracted some of the top developers of Delhi NCR. Supertech, ATS, Windsor, Amrapali, Assotech, Gaur, Exotica, Orange County, Aditya, Shipra, Saya, SVP and other prominent builders have all been delivering their projects in the region. Gulshan Homz’s has two projects in the area. The presence of these developers has not only changed the shape of this region over the years, but has also made it the first choice destination for many.
The USP of Indirapuram however, is that it has a project to suit every budget. There are affordable projects, luxurious and even ultra-luxurious projects. These projects offer mostly 2 to 4BHK units. In 2007, the capital value of apartments in Indirapuram was in the range of Rs 2,800-3,600 per sq ft. Today, due to rapid development, the prices of the new projects are in the range of Rs 5,500-6,500 per sq ft.
In addition, there are several other reputed and premium residential complexes in this area. Regalia Heights was the tallest building in the area until 2013 when ATS advantage of 22+ floors broke the record.
