Badlapur
Badlapur is an upcoming area and one of the most affordable localities beyond Thane. It is currently receiving the spill-over demand from the Thane-Kalyan belt. The most preferred type of residential units found here are 2 BHK apartments. Hence, if you are looking for a 2 BHK apartment within Rs. 30-40 lakhs, Badlapur would be a good place. The average size of a 2 BHK unit in the area varies from 850-1,050 sq.ft.
Kalyan West
Kalyan west has the second highest supply of properties within the range of Rs. 30-40 lakhs in Thane, next to Dombivli East. However, most of the properties available in this range are resale properties. Most of the properties available in this budget are 1 BHK apartments with sizes varying from 600-800 sq.ft.
Apart from low prices, Kalyan also offers developed civic infrastructure. The Kalyan-Dombivali belt is one of the largest localities in Mumbai Metropolitan Region (MMR) and has good civic infrastructure such as adequate water, electricity supply, waste management systems, parks, playgrounds and other amenities.
Dombivli East
Apart from Kalyan West and Badlapur, Dombivli East has a good supply of residential units within the range of Rs. 30-40 lakhs. In fact, the area has the maximum number of properties in Thane in this budget range. However, similar to Kalyan West, most of the units available in this budget are 1-BHK units with covered area of around 650-700 sq.ft. Most of these units are multi-storied apartments. There are some 2 BHK units of size of 700-900 sq.ft available in this budget as well.
Ambarnath
Ambarnath is the neighbouring locality of Kalyan-Dombivli and Badlapur and is an industrial town. The area has good civic infrastructure as well as social infrastructure. It has several commercial establishments, private firms, banks, schools, colleges, hospitals and recreation centres. It was also considered as an alternate location for the proposed Navi Mumbai International Airport.
Ambernath also has a good supply of housing units within the budget of Rs. 30-40 lakhs. Most of these residential units are 2 BHK apartments of size varying between 859-1,050 sq.ft.
All these areas have good connectivity and infrastructure, and are currently facing huge demand. Hence, these localities can be good options for buying apartments within a budget of Rs. 30-40 lakhs.
