Tambaram offers affordable housing
Chennai has well developed micro markets with excellent connectivity used by extravagant community who prefer exuberant social infrastructure. Apart from this type of micro markets there are micro markets with same level of development which is suitable for middle and upper middle income groups. Tambaram is one such micro market which offers affordable priced apartments.
Connectivity:
Tambaram is well connected by means of both road and railways. The Chennai bypass road and the GST road passes through the micro market. Gandhi road is one other important road that passes through the heart of Tambaram. The Tambaram railway station is both an important junction point where some inter city trains stops and also an important station in the suburban railway network of Chennai. The airport is 11 km away from Tambaram.
Infrastructure:
The micro market has a good sweeping and sewerage facility. It also has well established schools like Valluvar gurukulam higher secondary school, Lavendar school, Madras sevan sadan school, Padmavathi public school etc. and many other well established colleges, hospitals and shopping centres.
Real estate:
The eastern part of Tambaram has main bazaars likes Poondi bazaars and a green environment while the western part is crowded with commercial buildings. The well developed infrastructure, excellent connectivity by road and train are two major pull factor in this area. Further its geographical location which is neither too close to heart of the city nor to the extreme outskirts is favourable for people to have residential settlements who work in outskirts of the city.
Price trend:
The area experienced a price appreciation of 4 % in the last quarter. The average price of apartments ranged between 3,900 – 4,050 Rs. per sq. ft. The price in the east Tambaram is comparatively higher than the west. This is because the east part enjoys a better connectivity. The east part is about 12% higher is price than the west. A 2BHK in the east could be rented between 10,500 to 15,000 Rs while the west is only around 8,000 Rs.

On an outer look both east and west Tambaram has affordable housing with good connectivity. Investing here would be a good choice if one is searching for a affordable house to settle in. The market doesn’t see a huge price appreciation to earn a profit and appears stagnant.
