Things To Look For When Shopping For An Apartment

An Apartment or Flats have become the default choice for people in metros and other large cities. There are many things to look for when buying an apartment building. Buying a property or apartment in posh area is a good idea of investment. Following are important things to look for when shopping for an apartment.

 

  • Location: This consideration has two different aspects to it. One is whether the location fits your lifestyle and the part of the city you want to live in. Keep in mind that the best place to live might not be the closest to any specific place, but the most convenient to everything in general. Don’t neglect the importance of convenient shopping areas either. No matter how close that apartment community is located to all of your usual haunts. It could be frustrating if traffic limits access to your apartment when you really need to get in and out. Before you choose an apartment location, take some time to drive through your prospective neighborhood during peak traffic times so you’ll know what you’re in for if you move there.
  • Parking: If you own a car and drive regularly, then this is a very important factor. Most of the time apartment buildings have the necessary space so it does not become an issue. Be sure to explore the costs possibly associated with such parking privileges.
  • Association Fee: The housing society will demand a transfer fee when a sale is done. Societies levy maintenance charges on its members. These could be monthly, quarterly or semi-annual payments. Some societies charge both buyer and seller a fee. For seller society charge transfer fee and for buyer society charge fee for register himself as member of the society.
  • Amenities: While practically every great apartment community offers different on-site amenities that make life easier, you may find that you also count on the amenities located outside of your apartment community to make your apartment home a great place to live. The more amenities a building has, the more likely it will gain a competitive edge in attracting prospective tenants.
  • Title Search: The purchaser should conduct a search of the property in the Registry and the Revenue Office, noting the location details of the property and the time period to be checked. Ensure you are investing on right property by conducting title search and checking documents relating to property. You can seek legal experts help for doing title search and checking the documents relating to property you are planning to buy.
  • Cost versus condition: This should be obvious, of course, but the cost per square foot is not the only information you need to know. You need to carefully compare the condition of each unit with the price of the unit.
  • Balcony or patio space: Does the unit have a balcony or patio space for your private use? How large is the space? Is it large enough for entertaining or is it just meant for one or two people?
  • Pool Rules & Regulations: Although the cost and upkeep of the pool will be covered by your association fees, you will want to check to see if the pool is indoor or outdoor. Again, you will want to find out what the association rules are regarding the use of the pool. There may be limitations that you don’t expect.
  • Pets: If pets are an issue for you in any way, then you should check on the association rules regarding pets and animals as well.
  • Choosing the right floor: Apartments are quite different from one locality to another. Some flats even offer facilities like a gym, sports arena, swimming pools, tennis courts, etc. Choosing a house higher up normally translated to better privacy, closer to the terrace. However, If you have a lot of heavy furniture, home decor, then moving it up and down while vacating and moving in can be a very painful process.

Before you sign agreement or make payment, do your home work and research about the property available in that location. It is always good to check the background of the developer or the seller whom you are dealing with. Choose the location which has easy access to bus, train and other transportation.
