Things which turn off a home buyer!
One of the most important aspects of selling your home is to follow effective marketing techniques. This will help you understand the mind, priorities, likes and dislikes of the customers. Every home buyer fancies seeing homes which are pristine, huge, well-located and clean. Most of the times it becomes quite difficult for us to realise that our own homes can trigger the buyer’s distaste due to various reasons. However, if you are preparing to sell your home or are in a market to buy a home, you should be aware about the property’s sale prospects.
Following are the things which can turn off a home buyer;
Soiled and patched walls:
This is one of the basic requirements which needs to be mended while showcasing the home for sale. The owner should make sure that he gets the walls painted and cleaned.
Pets and their things:
Every home buyer prefers for a clean home. However, no buyer would like to see your dirty, smelly litter box in the home or the leftover of your pet’s food in your home. When the buyer comes home, ensure that you keep your pets and their belongings clean.
Toys, clothes and baby supplies:
With many children/people at home, there tend to be many scattered toys and clothes all around the home. To avoid your home being pictured like a dirty place, arrange all the toys and clothes in cartons and wardrobes.
Messed up and cluttered counters with dirty dishes:
Places like the kitchen and the bathroom should be well kept and maintained clean as these are the places buyers look at concerning the hygiene. If you have cluttered counters and shelves with too many items arranged in a haphazard manner, it shows that you have very small counters with less space. Ensure that you clear them off and arrange them neatly before inviting people.
Personal requisites and toiletries:
The bathrooms should be cleaned off the stains. The sinks and the soap bars should be placed in order on a temporary shelf along with the body lotions.
Keep the toilet and the toilet seat clean:
Ensure that you get the toilet seat and the toilet flooring and walls cleaned and washed. This will result in a cleaner and a presentable toilet room.
Pools:
Earlier, homes with pools were considered to be luxurious and were preferred mostly, but today, people turn down the offer of having a home with a pool. There are only few home buyers who prefer having a pool due to the hot weather and their love for swimming. Other property buyer’s turn down the offer of a pool house as they think that maintenance would cost them a huge amount. Many buyers prefer a yard over a pool.
In case a seller has a pool at his home, he should ensure that it is well maintained and has a safety fence around it.
Your belongings:
Each person has a different taste and when a buyer comes home, he/she shouldn’t be confronted with strange and uncommon things. In order to have a smart looking home, one should depersonalise or neutralise their home at the time of showing it to their customers. Avoid having too many things around your home and pack every object which depicts personalisation.
Dirty carpets, upholstery and fabric:
It is a known fact that having a dirty carpet, upholstery or any sort of fabric will definitely turn the buyer off. In order to avoid letting go of the offer from your hand, you should ensure that you take away all of the items which are dirty and let the home be either bare or get new ones. Ensure that you have hardwood flooring in your home.
Faded and weird fixtures:
Your aim at the time of showing your home is to make it look simple and decent. Take away all the golden coloured fixtures and other uncommon fixtures in your home and instead replace them with the plain ones.
