Think before buying BMRDA approved sites
For those willing to spend their hard-earned money to own a BMRDA approved layout on the outskirts of Bangalore, precaution and investing should go hand in hand. Land dealings in Bangalore are much more complicated than they appear, and the authorities hardly have any control on the disorderly fashion of growth of the residential layouts. Investors are often blind-sided by the BMRDA tag on the layout via the online advertisements and do not give a second thought about investing in the site.
As per BMRDA officials, in a bid to offer a helping hand to the buyers with valid transactions, the civic body has taken a step ahead to put up a list of illegal layouts on the city outskirts, in its website (http://www.bmrda.kar.nic.in/). Given the statement of the BMRDA officials, nearly 430 layouts have been identified as illegal, lacking sanction from the concerned authorities. Nelamangala is one such region, which has acquired the top slot with over 200 illegal layouts, followed by BIAAPA and Anekal.
Local planning authority
Buyers and investors have made a muck of the overall layout purchase process in Bangalore. Ignorance has a major role in the buying behaviour of the investors. 8 out of 10 buyers are not aware that only the local planning authorities are permitted to grant any kind of layout approval, instead of the BMRDA directly. Planning authorities in Kanakapura, Magadi, Anekal, Hoskote, Nelamangala and Ramanagara-Channapatna are the selected ones who have a saying in approving layouts.
For the Devanhalli region, the Bangalore International Airport Area Planning Authority (BIAAPA) grants approval for layouts. The only business BMRDA performs is to frame rules to aid the local planning authorities with the master plans. Along with this, buyers should keep an eye on the related documents to make sure the developer is offering a property approved by all the authorities. Such documents include:
- Original title deed
- Tax receipts
- Title of the property
Old trick
According to BMRDA officials, often the fraudulent developers who lack approval from any recognized planning authority, imprint the BMRDA approved seal on their advertisements, to give buyers the notion that it is safe to invest in the property. Multiple cases of fake documents have also been doing the rounds.\
A stamp approval by a federal agency is an old trick, which often traps the realty investors. There have been reports that the builders and developers, in a move to outdo the competition and trigger sales, have advertised their layout with the ‘Approved by BMRDA’ tagline, making it more beguiling for the buyers. Making matters worse, the Bangalore Metropolitan Regional Development Authority does not have much to do with such layouts.
