TNHB gets active
Chennai: Prime property worth around Rs. 50 crore was recently retrieved by the Tamil Nadu Housing Board (TNHB) in Adyar, recently. Sixteen shops along with a house were pulled down during the encroachment removal drive, undertaken by the TNHB.
For more than over thirty years, the 12.5 grounds of land situated at 2nd Avenue of Indira Nagar area, had been controlled and operated by a single person. According to TNHB officials, the retrieval of the land was done following a directive of the court, which permitted the TNHB to take over the property after issuing notices to the individual.
Notices were issued to the individual since June, however the shopkeepers were not informed of the same. Appropriate time was allotted to these shopkeepers to remove all their belongings after which the demolition of the buildings was initiated.
The construction of a commercial complex is being planned by the “TNHB” on this piece of land. The land possesses a commercial classification.
Just a few months back the Chennai Corporation as well as the TNHB faced a lot of flak for handling building norm violators with kid gloves. Between April of 2011 and March of 2013, 343 buildings were issued lock-and-seal notice by the civic body, for violating rules.
The TNHB had justified the meager amount of demolitions by stating that the Corporation officials consider that a building should be demolished only in a situation where it propositions a danger to its inhabitants or neighbors. Construction without prior permission and deviations from the original plans are included within the violations. According to corporation officials, demolition is used only as the last resort. Only the weak or dilapidated buildings are demolished. The officials prefer sealing the other buildings rather than razing them to the ground.
After an agnate tragedy which had occurred in Triplicane which inadvertently ended with the untimely demise of three people last year, it was then announced by the corporation that joint engineers from every ward would survey each and every buildings within their jurisdiction, and compile a list of all the illegal and dilapidated buildings.
This might be seen as the TNHB becoming more active and helping in improving the city’s skyline, while promoting building constructed with better construction technology and insuring the safety of its residents.
