Top 5 areas near Aundh, Pune that suit your pocket!

Aundh, which is located about 7 km north-west of the heart of Pune, has witnessed steady appreciation in capital values since the last couple of years. As per CommonFloor data, the average capital values in the area at the end of Q2 2014 was Rs 8985 per sq. ft. This is an appreciation of 10.19 per cent since the previous quarter and 15.65 per cent since the corresponding period in 2013.

Now you can put your worries to rest! There are many areas in the vicinity with apartments within an affordable budget. They include areas like Balewadi, Baner, Pashan, Wakad and Vishrantwadi, among others. These areas are beneficial, both from an end-user as well as investor perspective. Besides being more affordable they also provide healthy returns in terms of appreciation in capital and rental values.

Balewadi

Balewadi is located about 9 km north-west of Aundh, and about 17 km from the heart of Pune. Compared to Aundh, capital values in Balewadi are reasonably affordable. The average prices in the area are about Rs 6,300 per sq. ft. as in Q2 2014. The area also has an appreciation of about 6 per cent compared to the previous quarter with a steady appreciation in values since the last 4-5 years. Hence, it is more affordable from an end-user’s as well as investor’s perspective. Capital values here are about 30 per cent less per sq. ft. than in Aundh, with almost double the number of apartments for sale compared to Aundh. Moreover, since there is a steady appreciation in capital values since the last 4-5 years, investors can also expect healthy returns on their investment. Investors in rental apartments can also expect healthy returns since the rental appreciation in the area is about 7 per cent in Q3 2014 as compared to the previous quarter.

Baner

Baner is located about 5 km east of Aundh, and about 10 km from the heart of the city. The average capital values in the area are about Rs 7,350 per sq. ft. as in Q2 2014, about 18 per cent per sq. ft. less than that in Aundh during the same period. The area also has an appreciation in capital values of about 7.36 per cent in Q2 2014 compared to the previous quarter and about 10.61 per cent compared to the corresponding period in 2013, with a steady rate of appreciation in the last few years. Besides, the availability of apartments here is also more than four times that in Aundh as per CommonFloor listing data. Investors in rental property in Baner can also expect healthy returns with the rental appreciation in Q3 2014 being more than 6 per cent compared to the previous quarter.

Pashan

Pashan is located about 4 km south of Aundh and about 8 km from the heart of the city. The average capital values in Pashan are about Rs 6456 per sq. ft. as in Q2 2014, about 28 per cent per sq.ft. less than in Aundh during the same period. Pashan has also recorded an appreciation in capital values of about 3.07 per cent in Q2 2014 compared to the previous quarter and about 10.45 per cent compared to the corresponding period in 2013. Moreover, the area has recorded a steady rate of appreciation since the last few years. Investors in rental apartments also have a reason to be thrilled as the rate of rental appreciation in Q3 2014 was about 7 per cent compared to the previous quarter.

Wakad

Wakad is located about 8 km north-west of Aundh and about 14 km from the heart of the city. The average capital values in Wakad are about Rs 5847 per sq.ft., as in Q2 2014, which is about 35 per cent per sq.ft. less than in Aundh during the same period. The rate of appreciation recorded in Wakad in Q2 2014 compared to the previous quarter was about 1 per cent while it was about 9.72 per cent compared to the corresponding period in 2013. Besides, the area has recorded a steady rate of appreciation since the last couple of years. Moreover, the rate of appreciation for rental property recorded here in Q3 2014 is appreciable at about 8 per cent.

Vishrantwadi

Vishrantwadi is located about 10 km west of Aundh and about 9 km from the heart of the city. The average capital values in Vishrantwadi in Q2 2014 was about Rs 5628 per sq.ft., about 37 per cent less per sq.ft. than in Aundh during the same period. The rate of appreciation recorded in Vishrantwadi in Q2 2014 was about 3.1 per cent compared to the previous quarter and about 8.43 per cent compared to the corresponding period in 2013. Besides, the area has recorded a steady rate of appreciation in the last couple of years. The rental appreciation in Q3 2014 compared to the previous quarter was also healthy at more than 6 per cent.
