Budget 2014: Tumkur gets ‘smart city’ tag
A Smart city, for starters, can be simply put as a concept where every life will be technologically driven. For instance, a person can switch-off the lights at house remotely even from his/her workplace which could be located 40 kms away. This is worded as smart grid technology, an illustration of which has been implemented by BESCOMat Electronic City. Likewise, electronic health records and water management will give life the Midas touch of technology.
In tune with this, the NDA government’s fiscal budget has proved to be a very gratifying sop for Bangalore. Tumkur, an industrial town and the highlight of the north-west part of Bangalore, will soon get the ‘Smart City’ tag, as per the 2014 budget. Accorded the status of a corporation city, Tumkur is positioned 70km northwest of Bangalore, along the Bangalore-Chennai Industrial Corridor. On account of hassle-free connectivity to Bangalore via bus and rail, the city has emerged to be a viable alternative for those in search of plots near Bangalore.
Tumkur over the years
With many large industrial parcels in its kitty, Tumkur promises something which every investor wants to hear- ‘high rentals and capital appreciation’. The Bangalore-Mumbai Industrial Corridor (BMIC) project is expected to be the growth driver for this market in the coming years. With the development of projects, demand for all core real estate assets, namely, residential, office, hotel, retail and industrial infrastructure is expected to shoot up. Other infrastructure initiatives in the city, which are anticipated to turn the tables for the area and add to its physical characteristics include- the Peripheral Ring Road and Metro Rail, phases 1 and 2.
Equipped with established industrial clusters of Bangalore – Peenya and Yeshwanthpur industrial areas, Tumkur holds huge potential waiting to break in for quality real estate development, with the blooming of economic drivers in the city. With the launch of some big real estate projects, which are complemented by key infrastructure initiatives, the city has come off age impacting nearby residential belts such as Hesaraghatta, Magadi Road, and Jalahalli, up to Yeshwanthpur.”
Union Budget 2014-15 and Tumkur
Tumkur has found a special relevance in the Union Budget 2014-15 on account of its underlying potential. As per government planners, if Tumkur is planned systematically, it will mow down a lot of pressure from Bangalore, since the city is highly congested and is nearing saturation. If industries and IT parks are cobbled up in Tumkur, students studying in the renowned universities of Tumkur will not have to migrate to Bangalore in search of jobs. Add to it, this will scale down the pressure on the state capital’s resources and will emerge as a counter-magnet, and help meet an urgent requirement- decongesting the Silicon Valley.
Riding on the back of the fact that the transformation of Tumkur into a smart city will fuel numerous proposals to establish tech parks in the area, instead of Bangalore, the NDA government has allocated a whooping Rs 7,060 crore for Smart Cities, out of which Tumkur will have a decent contribution of Rs 70 crore. In support to its development, experts quote that Tumkur has land and water from the Hemavathi river and is also known as an educational hub. Fast developing into an industrial hub, Tumkur is laced with a number of advantages, making it a perfect choice to be developed into a Smart City.
