UP Govt norms will encourage small developers to construct affordable housing
The new norms by the UP Govt relaxing the minimum area required for a project and reducing the norm for width of a project’s approach road will benefit small developers and property owners. The amended norms by the UP Govt for constructing house under Samajwadi Awas Yojna, an ambitious scheme of UP government, reduced the minimum area required for a project to 2.5 acres from 5 acres.
Earlier, many private builders complained that their project failed to get sanction under this scheme as the minimum area required was 5 acres and their affordable housing project is below the minimum area required. UP Government’s move to relax this norm will encourage more small builders and property owners to construct affordable housing under this scheme. The norm for width of a project’s approach road has been reduced from 18 metres to 12 metres and minimum carpet area required is fixed to 40 sqm while maximum carpet area required remains the same 70 sqm.
The scheme aims to construct about 3 lakh affordable houses for the lower and middle income group by 2016 in the state.
