Upcoming Residential Hotspots in Ahmedabad

There are several upcoming areas in Ahmedabad that provide a number of buying and rental options. However, some of the most important ones are Prahlad Nagar, Bodakdev and Thaltej. This is primarily because of excellent connectivity and infrastructure of some of these areas.

Prahlad Nagar

Prahlad Nagar enjoys excellent connectivity as it is situated on the Sarkhej-Gandhinagar Highway (SG Road), which is part of National Highway 8C. The road is also a major arterial road for trade and transport. The area is also in close proximity to the Sardar Patel Ring Road (SP Ring Road) and 132 ft Ring Road. The ring roads connect the area to other areas as well as business parks such as Bhat GIDC. Prahlad Nagar also has a very good infrastructure as well as social amenities. The area has a well-planned civic infrastructure. As per the planning norms, the area provides proper road hierarchy and street pattern. There are regular AMTS buses running between this area and other areas.
All these make Prahlad Nagar a bit expensive. A 2BHK property is available for a budget of Rs 45-70 lakh while a 3BHK property is available for around Rs 1.2 crore. A 4BHK apartment costs more than Rs 1.5 crore. The monthly rent of an average 2BHK apartment is about Rs 12,000-24,000 and for a 3BHK apartment; it is about 15,000-35,000 per month.

Thaltej

Thaltej is another important area in Ahmedabad. This area too has a very good connectivity as it lies on two major highways viz., SP Ring Road and SG Road. These highways connect the area to other important areas as well as business centres in Ahmedabad. Thaltej, too, has a good social and social infrastructure. There are several important arterial roads within the area such as the Thaltej Road and 100 Ft Road. It has well planned residential layouts and amenities such as educational institutions, healthcare facilities, shopping centres, restaurants and parks.

Prices in Thaltej are on the higher end of affordability. The most commonly available configurations are 3 and 4BHK apartments followed by 2 BHK apartments. The approximate price of a 2BHK apartment is about Rs 45 lakh whereas that of a 3BHK apartment is about Rs 90 lakh-1.8 crore. A 4BHK apartment costs more than Rs 1.8 crore. The average monthly rent for a 2BHK apartment is Rs 10,000-15,000, whereas that of a 3BHK apartment is Rs 15,000-35,000. The average monthly rent of a 4HK apartment is about Rs 30,000-60,000.

Bodakdev

Bodakdev is one more area in Ahmedabad, which is gaining popularity. It lies on SG Road, close to Thaltej. The area is also just about 3.5 km from the SP Ring Road. Bodakdev too has a good civic infrastructure as well as several social amenities. There are also several residential projects available in Bodakdev.

Bodakdev also offers several 3BHK apartments apart from 2BHK apartments. Property prices in Bodakdev are lower compared to that of Thaltej as 3BHK apartments are available for as low as Rs 50-60 lakh. A 2BHK apartment is available for Rs 30-40 lakh. Apartments with more amenities cost more and can cost up to Rs 1 crore. A 4BHK apartment can cost up to Rs 3 crore. The approximate monthly rent of a 2BHK apartment is about Rs 10,000-20,000, and that of a 3BHK apartment may vary between Rs 20,000-60,000. A 4BHK apartment can fetch a monthly rent of Rs 25,000-70,000.
