Vaishali, Vasundhara and Kaushambi- Secondary Real Estate destinations in Ghaziabad
In Ghaziabad, after Indirapuram and Crossings Republik, the most preferred areas as a home buyer’s destination are Vaishali, Vasundhara and Kaushambi. Due to investments in all the sectors, Ghaziabad is expecting a huge growth in residential real estate. The work in Ghaziabad gets approved according to the Master-plan. Ghaziabad is well connected with NCR and Delhi through national highway 24 and grand trunk road. The proposed eastern peripheral highway (Kundli-Ghaziabad-Palwal) once completed will boost the connectivity of Ghaziabad.
Vaishali, Vasundhara and Kaushambi are located at the eastern part of NCR in Ghaziabad city situated around 15kms from Delhi. With an elevated metro stations, NH 24 and GT road, these areas are well connected to other areas in NCR. Both Vaishali and Vasundhara are bounded by drain in south and Madan Mohan Malviya Marg in the north. Kaushambi and Vaishali have elevated metro stations. These two are immediate areas to the east Delhi and have the best connectivity in comparison to other areas in Ghaziabad.
Vaishali and Kaushambi are saturated areas compared to other sectors in Ghaziabad with more resale properties. Vaishali has very less vacant area and so there are not many new projects, but there are many property options in Vaishali which include Gaur Galaxy, Mahagun Mosaic, Leela Homes, Gaur Ganga, Gaursona, Ansal Ajnara, Mahagun, Supertech Residency etc. Vaishali is also a well-known destination for entertainment and shopping with places such as Mahagun City, Shopprix, Cloud9, Ansal Plaza, Ramprastha Greens, Royal Park, Platinum Heights, Acacia Valley, Florencia, etc. The education and health facilities in Vaishali are good and they even cater to the surrounding areas. Vaishali is a high-density population area with a lot of traffic problems. It is not an ideal destination for who prefer a peaceful area with less noise.
Vasundhara has been planned and developed by UP housing and development board in late 1990’s. It is a complete residential area with a lot of housing units available. Since it is a planned area with most of the housing units constructed and sold by the development authority itself. There are some prominent residential projects which include Olive County, SG homes, Apex Florus, Royal Palms, Green Woods, Milan Dronagiri etc. The whole of Vasundhara is divided into sectors with each having their own local markets catering for daily and weekly shopping purposes. However people go to malls located in Vaishali and Indirapuram. Education and health facilities are adequate in number for the residents of that area. This is a high-density residential area with comparatively smaller roads.
Kaushambi is a very small area when compared to Vaishali and Vasundhara. The number of builders apartments here are also very less. The metro station in the area is the main attraction. Because of the urban village located just beside the area, Kaushambi does not attract a lot of investors to the area. The retail market in and around Kaushambi is better than of Vasundhara. It is also well connected and its proximity to Anand Vihar railway station, good infrastructure facilities has increased the real estate demand.
