Vasundhara – an ideal place to live in Ghaziabad
Vasundhara is an excellent residential area in Ghaziabad strategically located in close proximity to Delhi and Noida. It has all basic facilities needed for a comfortable living in the national capital region (NCR).
Vasundhara has been planned and developed by the Uttar Pradesh Housing and Development Board in the late 1990s. It is divided into 19 different sectors. Compared to the neighbouring residential localities, Vasundhara offers an excellent physical and social infrastructure, greener surroundings and good facilities that is its major attraction.
Location
Vasundhara is an area located in Ghaziabad city of Uttar Pradesh on the eastern part of National Capital Region (NCR). The area is surrounded by Patparganj, NH-21, Indirapuram, Vaishali, Kaushambi, etc.
The area is situated at only 17 km from Delhi, 16 km from Noida, 40 km from Greater Noida, around 39 km from Faridabad and 50 km from Gurgaon. Indira Gandhi International Airport is located at around 30 km from Vasundhara and New Delhi Railway Station is at around 15 km.
Connectivity
Vasundhara is well connected to Delhi by road and metro network as well. Vaishali Metro station is just 4km away from this place. The national highway-24 and GT Road are in proximity to the area and provides good connectivity to many surrounding cities.
Vasundhara’s connectivity is likely to get a boost with the proposed Eastern Peripheral Expressway (Kundli-Ghaziabad-Palwal) project. The 22 km-long link road between Greater Noida and Ghaziabad, which connects the active Zeta sector in Greater Noida with the Vijay Nagar Bypass on NH-24, will also add to its connectivity. The proposed Wazirabad Bridge (Signature Bridge) project will give easy access to areas in North Delhi. The entry of Metro, proposal of a Rapid Metro link from Delhi to Meerut through Ghaziabad, several flyways and flyovers have added to the connectivity.
Infrastructure
Vasundhara has a very good physical and social infrastructure. All basic facilities such as reputed schools and colleges, super-specialty hospitals, parks, eateries, banks, ATMs, shopping malls, market, multiplexes are all easily accessible at walkable distance. There is good drinking water facility and public transport system. The locality is surrounded by green environment, which adds more beauty to the place. More importantly, Vasundhara is not overcrowded like Indirapuram or Vaishali, which attracts end users.
Price Trends
Vasundhara was first planned as an affordable destination but at present the area has been witnessing very high real estate prices. The average price per sq ft for properties in Vasundhara is approximately around Rs 5,900 while a year ago, it was around Rs 4,100. The area has witnessed about 44 percent growth in a year’s time. The prices of properties in Vasundhara have doubled in the past 4-5 years.
The price of a 2bhk flat with 850-900 sq ft starts after Rs 55 lakh in this area. However, there are some old flats available in Sector-17 in the range of Rs 40 lakh to 50 lakh, built by the UP Housing and Development Board. Builder floors are available in Sectors like 3, 5 and 10 which are priced around Rs 50 lakh.
Real estate growth
Vasundhara has witnessed huge growth in terms of residential as well as commercial real estate. There is a wide range of properties available in Vasundhara including builder flats, cooperative society flats, apartments built by private developers, luxury units, etc. With the entry of Metro, the demand for properties started seeing speedy growth in the surrounding areas.
Some of the residential projects in Vasundhara include Olive County by the Meriton Group (Sector-5), SG Homes by SG Estates (Sector-4B), Apex Florus by Apex Group, Royal Palms by KSN Builders, Green Woods by JNC Group, Milan Dronagiri by Ekdant Group, etc. The investment in Vasundhara is believed to be safe and profitable. However there is a slight mismatch in the demand and supply for real estate projects.
Though the social infrastructure of this area is well developed, the area has few issues with power supply. The residents complain about the frequent power cuts and inefficiency of the authorities in road maintenance. Due to lack of proper planning, certain pockets of Vasundhara have been seeing heavy traffic jams and deteriorating roads. The civic authorities have to monitor these issues and keep a check on them, allege the residents.
