Sainik Farms situated in the extreme south of New Delhi adjacent to Saket first started as a colony for rehabilitation of war widows and retired defense personnel. This land was given to defense personnel from the government for farm houses. However this area was not developed by the government. Currently this locality is showing a lot of future demand in the residential and commercial real estate sector.
Connectivity:
The defense personnel who got the land allotted, developed the land and started living here from a long time. This area got the spotlight recently and many people other than defense personnel started buying plots and constructing villas and farmhouses. Sainik Farms is situated at distance of 4kms from Outer Ring Road. There is also a Saket metro station on the Outer Ring Road or Mehrauli Badarpur Road. Gurgaon and Airport can be reached a lot faster from this locality in comparison to most of the localities in Delhi.
Advantages and Disadvantages
Being situated very far from the nodal points in New Delhi, Sainik Farms enjoy a peaceful and pollution free environment. Several localities in Delhi which have locational advantages such as Lajpat Nagar, Connaught Place, AIIMS, Saket, etc., However Sainik Farms may not have good connectivity in comparison, but the quality of life here is assured.
Sainik Farms is being completely developed in a private manner and also has unauthorised colonies, where all sorts of building norms and regulations are not being followed. So many people are constructing houses here in violation of Delhi building norms. It is notable that all unauthorised colonies are not eligible for all the benefits from the government.
Residential Market Status:
Most of the properties available in Sainik Farms either for rent or sale are mostly individual houses, builder floors and villas. As the locality is situated far from the city, the demand for the land reduced. So most of the properties are built in a luxurious manner with huge open spaces. Villas and individual houses which are for sale are majorly in the price range of Rs 35,000 -40,000 per sq ft. This high price is due to low built up area on large land parcels. Builder floors are available at a reasonably better range of Rs 5,000-7,000 per sq ft. The demand of individual houses and villas is high in this area due to which builder floors and apartments are available at a much cheaper price due to low demand.
