Vytilla in Kochi evolving as a prominent residential destination

locationVytilla is a fast developing residential market located about 10 km north-east of the heart of Kochi. It is part of Ernakulam, the district headquarters as well as the commercial capital of Kerala. It is one of the busiest intersections in Kerala along the national highway. It is also renowned for being an important part of the Bypass road which enables passengers bypass Kochi city. Vytilla which was formerly a panchayat was included as part of the Kochi Corporation in 1967.

 

Important intersection, mobility hub and By-pass

Vytilla is renowned for its excellent connectivity across the city besides being an important intersection along the National highway. It is connected to the heart of the city through the Kundannoor Willingdon Island Road as well as the NH-47 A. It forms one of the main intersections in Kerala connecting the main north-south artery of the state, namely the NH-47 with three busy roads in Kochi. They are the SA Road, the Vytilla-Petta Road and the Tammanam Road.

Vytilla is also a prominent mobility hub in the State. It forms the center for the convergence of various modes of transport. This includes local and State-run buses, rail, the Metro as well as inland water transport. Phase I of the project which was commissioned in 2011 would include a Bus Terminal with 13 bus bays where 5 buses can be parked at a time. When completed, it would be able to handle 65 buses at a time. Besides, it acts as a node connecting the neighbouring districts of Thrissur, Kottayam, Idukki and Alappuzha.

The Vytilla junction is one of the most important intersections on the Aroor-Edapally By-pass road, developed to de-congest the city. Due to Vytilla turning into a busy area along the years, an alternate By-pass Road is being planned adjacent to the area as per the Kochi Master Plan. The Ernakulam Junction railway station is just about 3 km from Vytilla, along the SH-15. The Kochi International Airport at Nedumbassery is about 28 km from Vytilla.

 

Adequate infrastructure facilities

Vytilla, even though a fringe area in Kochi, has many important infrastructure facilities. Some of the reputed schools here are Toc-H Public School, Vishwapadmam Public School and Christ King Convent, among others. There are other important educational institutions in the area as well like The Cochin School of Paramedics, Institute for Excellence in Service and Planning, and Asian Aviation Academy, among others. The area also has some renowned hospitals like Mother & Child Hospital, Dr Joy’s Hospital for Women and Children, and Well Care hospital, among others. Some of the important religious institutions in Vytilla are Ramakrishna Math, St James Chapel and Salafi Masjid, among others. There are also many other facilities like banks, government offices, shopping centers, restaurants and entertainment facilities, among others. Vytilla also has a Railway Marshalling Yard as well as a Boat Jetty.

Vytilla’s realty scenario

Some of the important residential pockets in Vytilla are Palathuruth, Ponnurunni and Thykoodam, among others. The most commonly seen residential units here are 3 BHK apartments. Some of the important completed apartment projects in Vytilla are Laurel Grove by Mather Projects, AC White Gold by AC City Builders and Developers and Santhi Riverdale by Santhi Homes, among others. There are also many upcoming apartment projects like DLF Riverside by DLF Group, Aeon Blue Palm by Aeon Housing and Platinum Ruby by Platinum Superstructures, among others. DLF Riverside is a luxury project. Most of the apartment project here are between 1000-1500 sq. ft. and priced between Rs 30-60 lakh. Prices for apartments here range between Rs 3,500-4,000 per sq. ft.

 

Realty prospects of Vytilla

With so much happening in and around, the future of Vytilla as a residential realty destination looks bright. Measures are already being taken to decongest the area by developing an alternate By-pass Road. Besides, Phase I of the ‘Mobility hub’ projects once completed will go a long way in changing the outlook of this high-potential area. Already many prominent developers have already completed prestigious residential projects or are in the process of completing them. Prices in the area are expected to surge with the development in infrastructure in the area. Hence, investing in the area will bring in the big bucks.
