What Is CTS No Of A Property And Why Is It So Important?
Like humans, land parcels also need to be named, so that they can be identified and separated from each other. The CTS number or City Survey Number is an important number for any property or land parcels for property owners, buyers, and sellers in Mumbai. It has been carried out during the period 1963-67. This is an important numerical identification for any property during the property registration process as well as the payment of stamp duty.
To maintain land records, the Superintendent of Land Records in Mumbai has set up a system under which a particular number is assigned to each land parcel in the city limits. This numerical identification of land plots is known as city survey number, chain and triangular survey number, series and triangle survey number, or CTS number. At the time of property registration, this is the numeric name that will manage the sale of your property.
Why do we need CTC Numbers?
The CTS number is referred to as the Chain and Triangulation Survey Number in Mumbai suburban area or the Cadastral Survey Number in the Mumbai division. It is an identification number allotted to land plots. While buying a property in any rural or urban area of the city, a thorough inspection of the ownership details of the land, including the CTS number, is necessary to avoid any future problems or fraudulent transactions. These details are often asked by local authorities, property developers, financial institutions or banks, and even in any litigation related to property.
A CTS Number Required For:
- The CTS number is required during property registration and in various applications as a reference and asking for property card details.
- With the CTS number, you can easily obtain building approval and permission to make repairs and modifications to the property.
- The stamp duty expense is defined by the CTS number.
- The CTS number can prove useful in tracking unauthorized constructions as the number can be checked if relevant approvals for construction are obtained.
