With 14 township projects, Pune’s realty is for real
The roll-out of the amended policy for special townships in the state is sure to boost the realty developments in Pune, which already leads the race with a pack of 14 township projects.
Pune, being an IT as well as an educational hub, is largely preferred by developers and investors. With high rate of migration and large chunks of land available for development, the realty sector is booming in the city.
Township projects can be undertaken only in those districts whose regional plan (RP) has been cleared by the government. At present, the RP of 13 districts in the state, including Pune, Nashik, Konkan, Amravati, Aurangabad and Nagpur have been cleared, making them eligible to take up township projects. A number of clearances, from the Ministry of Environment and Forests, Maharashtra Pollution Control Board and the Maharashtra Industrial Development Corporation, are also required before the launch of any special township project in the state.
Township projects in Pune
Township projects are self-sufficient in aspects like social and civic infrastructure. Mixed development is offered by such projects, providing the home-buyers with a all-in-one package. They feature exuberant landscapes, educational institutions within the campus, peaceful environs, health clubs and sport & entertainment facilities. With a mixture of residential, office and commercial spaces, many of the townships also introduce the concept of walk-to-work. These factors prove to be effective enticements for home-buyers who wish to invest in a smart manner.
A large number of townships are proposed in the city, which are classified into residential and agricultural. While some projects are waiting for location clearances, a number of them have been already cleared by the authority. These include the Amanora Park in Hadapsar, Knowledge City in Lavale, Bhugaon, Nanded City on Sinhagad Road , Blue Ridge in Hinjewadi, River View in Mhalunge and Jambhe Township in Kasarsai.
Considerations for township project planning
As per the Draft Development Control Regulations for Development Plan Pune 2013, any township project planned in the city should necessarily provide land for residential, commercial, educational, amenity spaces, health facilities, transportation facilities, parks, garden & play-grounds and public utilities.
Proper road grid should be planned in the the residential area, which should be well defined in clusters or neighborhoods or in plotted development. The commercial area should have provisions for convenient shopping, community center etc. Educational facilities, which provide education from primary to secondary, should be provided as per requirement. Amenity spaces for markets, essential shopping area, recreation centers, town hall, library etc; should be adequately allotted and should not be less than 5% of gross area.
The township should include health facilities for primary health, in addition to appropriate area allocation for power receiving station / substation, water supply system, sewerage and garbage disposal system, police station, public parking, cremation ground, bus station, fire brigade station and other public utilities. A proper road pattern, which links the existing roads in and around the area should be developed in the entire area of the township.
