Yamuna Expressway Master Plan rekindles hope
Delhi NCR has been experiencing phenomenal growth in terms of population. A recent report by the UN State highlighted that, “by 2025, the expected population of the National Capital Region will be 28.6 million.” So, is the region ready to accommodate this growing number? It raises eyebrows as it is already gasping for space.
So, what is the solution to this rising population? Well, expansion is ‘the’ only way in which the Delhi NCR can accommodate 28.6 million people in the future. And fortunately, the solution has already clicked the minds of the city-planners. Yamuna Expressway Master Plan is just one of the many solutions. The expressway, being developed by Jaypee Group, is also a successful example of how Public-Private Partnership can work to create wonders in our country.
Opened in the year 2012, Yamuna Expressway has evolved as one of the most vibrant real estate destination in the last one and a half years. The whole project was ideated with the aim to reduce the travel time between Delhi and Agra, which has been successfully accomplished. But a lot more awaits to change the fortune of the area as the authority has envisaged an elaborate plan for the development.
Before going further, let’s see which cities fall under the purview of the Yamuna Expressway. Covering about 2,40,000 hectares, it will mainly include six cities, namely Gautam Buddh Nagar, Bulandshahar, Aligarh, Maha Maya Nagar, Mathura and Agra.
Master Plan
To smoothen the work process, the master plan has been divided into three phases. Phase I covers the 40km stretch from Greater Noida to the proposed airport in the town of Jewar, Gautam Buddha Nagar District, Uttar Pradesh. The second phase covers a distance of 20km starting from the proposed airport to an intermediate destination before Agra. The third and the last phase goes beyond Agra and covers a distance of 105km.
As of now, only the first phase of the Master Plan 2021 has got the green signal. Thus, the current focus is on developing Gautam Budh Nagar. Out of the total area sanctioned, 22 per cent is earmarked for green cover, 20 per cent for industrial development, 19 per cent for residential development, 15 per cent for the transport links and remaining 24 per cent for commercial and institutional development.
Major infrastructural plans
If we go by the plan, then Gautam Budh Nagar will definitely metamorphosed into a well-developed and well-planned city in the times to come.

Addressing media fraternity, once Naini Jaiseelaan, Member Secretary of NCR Planning Board said, “Great cities have great public transport system.” There is no dearth of examples where well-developed transport hub has contributed towards the growth of the cities. Be it Freibiug in Germany or Singapore, all these cities boast of well-laid network of road and rail links. Taking a cue from this, the Noida authority has planned a transport hub which will have a range of transportation modes. It will include an Inter State Bus Terminus and a Railway Station. Further, to solve parking issues, there will be a proper provision for vehicle parking.
Known for India’s first Formula one circuit, Buddh International Circuit, Jaypee’s Sports city is slated for extravagant sports amenities such as multi-purpose stadium, cricket stadium, tennis court complex, among several others. Apart from these, a financial centre, civic centre, educational centre and an entertainment district are also in the pipeline.
There are several provisions for entertainment as well. India is all set to have its first exposition mart for Cottage and Handicraft industry, which is based on the patterns of Shanghai Mart. Further, in order to foster cultural activities, a socio-cultural centre is also planned.
And with a purpose of creating awareness about environment and ecology, a night safari is planned. Thus, if you haven’t visited the famous zoological gardens of China and Singapore, you can experience it in your city. With GNIDA developing a Night Safari, one can enjoy the view of the animals at night.
Last but not the least, an International Airport is also planned to encourage tourism. The airport will have direct access to the Taj Expressway.
Residential units Development
Realising the immense potential that the area holds, several realty majors have already flocked to Yamuna Expressway. Jaypee, Supertech, Cosmic Group, ATS, Gaursons, Orris, Ajnara, Logix are few developers whose projects are already under-construction.
From integrated projects to theme-based, you name it and you have it here. If you are eyeing an integrated township project, then Jaypee Greens Sports City may fit the bill. In terms of property type, multi-storey apartments and independent residences are available.
Further, imagine if all the Disney characters come alive in your apartment? Sounds interesting? If yes, then Supertech’s Golf Country is worth a visit for you. In association with Fable Castle, Supertech is coming up with Disney-inspired rooms and amenities in their project. Located in Sector 22D, it will offer housing units in 2,3 and 4BHK configuration.
Ajanara Group has launched London Square. The project is offering villas, studio apartments and multi-storey apartments in varied configuration, ranging from 2-4BHK. Orris Infrastructure has Curio City and Green Bay, while Gaursons India is developing Gaur Yamuna City.
All the developers expect to give possession by the end of 2015 or by 2016.
Future prospects of Yamuna Expressway
Yamuna Expressway is undoubtedly slated for development in the times to come. Thus, if you have an investment horizon of four to five years, then this place is definitely a value for money deal.
Additionally, several industrial units and companies are expected to come up, which in turn will create a lot of housing demand in and around Yamuna Expressway. Hence, the area can fetch good rental returns as well.
Recently, the Industrial Development Authority also approved the metro rail project, which will run from the Pari Chowk till Sector 18 and 20. Once completed, it will further make inter-city connectivity as smooth as the intra-city.
Thus, if you want to have a first-mover advantage, this could be the best time to enter Yamuna Expressway market as several housing schemes and new projects are up for grab and that too at affordable rates!
