Structure: 

• Natural yard level - Dry Rubble foundation with Random Rubble Basement and RCC Plinth belt. Good quality Laterite stone/cement block. 

Joinery 

• Doors: Main Door Frames and Panel Shutters in best quality hardwood 
• Internal Doors: Frame in Hardwood, and Door Shutters in solid core flush (block board) shutters with Laminate finish. Windows: Branded Aluminium. 
• Grills: Grills shall only be provided for regular windows. No grills shall be provided or permitted for sliding doors that open to balconies. Handrails: Handrail with MS or SS sections as per design 
• Hardware: All Hardware shall be in Brush Stainless Steel Finish. 

Flooring & dado: 

• Living & Dining: Vitrified tiles with size 120cm x 60 cm 
• Other Bedrooms: Vitrified tiles with size of 60cm X 60 cm Kitchen & Utility Vitrified tiles with size 60cm x 60 cm 
• Bathrooms: Glazed wall tiles of 60cm x 60cm size up to 235 cm from floor level with 3mm spacer and non-smooth tile of 60cm x 60cm size with bathroom filling on the floor 
• Staircase: Vitrified tiles / Granite Slab 

Electrical 

• Wiring: All Wiring shall be of Finolex/ RR Kabel or equivalent make. 
• Power: 7 KVA Power Allocation to each villa with ELCB. All light and fan power will be provided with inverter backup connection options. 
• Switches: All switches shall be of Anchor Roma or equivalent make. One Telephone Point each shall be provided in the Living and Master Bedrooms. 

Heating I ventilation air-conditioning

• One power supply point for air conditioning shall be provided in each bedroom. 

Sanitary Fixtures

• Wash Basins and Western Style Jaquar or equivalent make shall be provided in all Bathrooms. 

Kitchen

• Stainless Steel Sink with Drainboard of Franke/ Nirali or equivalent make. 

Plumbing

• All Water Supply Lines & Drainage Lines shall be in PVC pipes. 

Paint

• All Internal Walls and Ceiling Paint in Emulsion.

Waste management

• Wastewater disposal will be provided for each villa
