- Misuse of common areas: Common areas are common to everyone and if one person starts to misuse the area, the RWA must ensure such activity is nipped in the bud. If common areas are occupied with someone’s personal belongings, this can ruin an emergency evacuation plan leading to loss of precious lives.
- Violation of the national building code: National building code has laid out clear cut guidelines for fire safety norms. Any compromise of the basic national building code is not only a punishable offence but can also lead to loss of life and property in case of a fire hazard.
- Building without no-objection certificate: Before taking possession of any apartment or building, make sure the building has NOC from the fire safety department in place.
- Fire alarm: Installing a fire alarm system in place is good but at many apartments, the fire alarm systems failed to work due to negligence. Make sure the fire alarm system is checked every six months to ensure it is in perfect working condition.
- Non maintenance of smoke alarms: Smoke alarms are necessary for every apartment and should be maintained in a proper and effective manner. Builders are notorious in installing low quality smoke alarms to get fire safety NOC from the local municipal corporation. Make sure the fire and smoke alarms installed in your building are of good quality and checked periodically.
- Non Illuminated Exit: A fire safety exit must have proper illumination both in terms of natural light and illuminated markings and reflectors that can glow in the night. Since electricity is shut down during a fire hazard, it’s these illuminated markings that can help.
- Annual Maintenance of Fire Extinguishers: Fire extinguishers are sophisticated machines that need proper maintenance and updates. Simple installing one fire extinguisher and not checking on its expiry period can lead to catastrophes results. Make sure all fire extinguishers are serviced and updated before their expiry or service period timeline.
- Annual NOC and Fire Safety Clearance: Make sure your RWA files for annual NOC from the local fire safety department without fail and fulfills all norms as laid down by the fire safety department.
