Bangalore: Top 5 Premium Villa Corridors
To be able to cope with the massive expansion and residential requirement needs, Bangalore, over the last decade or so decided to go vertical. Apartments were the order of the day and you had something to suit every kind of budget and desire.
However, in the last couple of years, there has been an increasing demand for independent, luxury villas. Of course, not all of them can claim to be close to the CBD, but then, with localities getting more self-sufficient, the demand has never been better.
Ashwinder Raj Singh, CEO – Residential Services, JLL India believes that one of the definitions of luxury is ‘a cut above the rest’, and this means that a luxury home buyer expects to live among people of a certain grade of professional accomplishment, prominence and social standing. It is, in fact, the desire to be part of a select peer group.”
Based on this is an analysis of key areas in Bangalore wherein occupant profile continues to drive demand from first-generation wealth, as well as price appreciation. Koramangala’s 3rd block is the destination most preferred by prominent industrialists, entrepreneurs and celebrities.
Independent houses are in highest demand, and supply of such units is extremely constrained. The cost of an independent house in this location is Rs.18 crore and upward. This is followed by Sadashivnagar, another area where independent houses still command the highest demand and available units sell for Rs. 15 crore and upward.
Elaborating further on this, Ashwinder says, “Indiranagar, Epsilon Layout near the Old Airport Road and Cunningham Road are other favored destinations for independent houses within the price range of Rs. 15 crore onwards. Kingfisher Towers on Vittal Mallya Road stands out as a luxury apartment project with units priced at Rs. 25 crores upward.”
Here is a look at 5 of the currently hot corridors for premium villa development.
Kanakpura Road: Extremely good connectivity to the South Bangalore is what this region has going for it, besides the fact that it does have ample space for some great luxury villa projects. The NICE Road connects Kanakpura road to Electronics City, Bannerghatta Road and Mysore Road.
Once the Peripheral Ring Road is done it will connect the major highways of Tumkur Road, Mysore Road, Old Madras Road, and Hosur Road. The completion of Phase I of the Metro is also going to make a world of difference to this area.
Some of the villa projects coming up here are:
• Mantri Courtyard
• Concorde Napa Valley
• Purva Bird of Paradise
• Axis Tatvam
Devanahalli: It is the international airport that has helped boost the demand for this micro-market in the city. Thanks to the airport, arterial roads have been widened. The Hebbal Expressway has made the journey to the airport a quicker one. Amenities across the area have been improved in view of the larger traffic that has come to this part of town.
Great connectivity and the potential to make a great investment in an upcoming area are the key drivers in Devanahalli. Some of the villa projects here are
• Brigade Orchards
• Sobha Lifestyle
• SRR Homes The Preserve
• House of Hiranandani
• Embassy Boulevard
Yelahanka: Originally envisioned as being a satellite town to Bangalore city, today, it comes under the aegis of the BBMP. It comprises of Yelahanka Old town and New Town. Commenting on the growth of Yelahanka, Suresh Hari, Secretary, CREDAI Bengaluru says that Yelahanka began developing in the last 5 years, after the launch of the Devanahalli International Airport.
“Many invested in this area, much before development took place, at high rates. With the corrections that have taken place over time, prices here are more realistic now. Connectivity to the city has been addressed and Government plans to establish a technology park close to Devanahalli, along with developing commercial and technological centers.” Some projects in the area are:
• Royal Sunnyvale
• Prestige Oasis
Sarjapur: Thanks to the Ring Road here, the potential of the area in terms of real estate soared. The presence of IT clusters in the vicinity like that of Whitefield, Marathahalli and Madiwala helped with its development. Along with the development of commercial properties, residential spaces too have grown tremendously.
Some of the USPs of this area is the ORR and the possible setting up of the signal-free corridor that will lead to the International Airport. As far as infrastructure goes Sarjapur is well connected with local transportation from BMTC and Volvo buses plying frequently. Some projects in the area are:
• Peninsula Parkville
• MRS Meadows
• LGCL Ashlar
• A project by Golden Gate Properties
Whitefield: Whitefield is styled on the basis of the British colonies of yore and till today has maintained the same semblance to a large extent. The development in Whitefield has been organized, and continues to be so in the central part of Whitefield as well as its outskirts in Hoskote and the Malur-Tirupathi road as well. Land here is at a premium at all times.
The only negative in the area is the lack of water supply primarily due to a low ground water level in the area. However, BWSSB coverage is now available in Whitefield. Some villa projects here are:
• Prestige White Meadows
• Prestige Mayberry
• Adarsh Palm Meadows
• Chaitanya Oakville
• VDB Willow Farm
