Floor Space Index in Gujarat
Several cities in Gujarat are coming up as potential real estate destinations in the country. This includes cities such as Ahmedabad, Surat and Vadodara. While the cities offer several apartments, there are also plots available for people who want to build their houses. As such, if you are a person who would like to build your own house, you must be aware of the floor space index (FSI) allowed in these cities. Here is a list of FSIs allowed in these cities.
Floor space index (FSI)
Floor space index (FSI) is also called as floor area ratio (FAR), floor space ratio (FSR), site ratio and plot ratio. The FSI defines the ratio of the total covered area of the building to the total size of plot. For example, if the FSI is 1 and the total plot area is 1,000 sq. ft., then the maximum constructed area of the building must not be more than 1,000 sq. ft. An FSI does not have restrictions on how many floors a building must have. Hence, one can construct a building with only one floor spanning 1,000 sq. ft. or two floors with 500 sq. ft. each. Public amenities such as parking area, interior open space, ducts and basement exclusively used for parking are usually not took into account for computing FSI.
FSI is decided by the city municipal corporation and varies across different cities. Here are the FSIs across the three major real estate markets in Gujarat.
FSI in Ahmedabad
Ahmedabad is currently the real estate hot-spot in Gujarat, followed by Surat and Vadodara. The FSI fixed by the Ahmedabad Urban Development Authority (AUDA) in R-2 zones (city outskirts) is 1.2 and in R-1 zone, it is 1.8. Developers are also allowed to buy an additional 0.45 FSI for a premium. The last development plan (DP) in 2013, proposed to increase the FSI in R-2 zones to 1.8, thus allowing vertical growth in outskirts, as well as increasing FSI in R-1 zone to 2.5. The state government too is planning to increase the FSI along the Metro Rail, BRTS corridors and the 132 ft, Ring Road. The FSI here is expected to be transferable.
FSI in Surat and Vadodara
The FSI in Surat is decided by the Surat Urban Development Authority (SUDA). The FSI here is similar to the ones of R-1 zone in Ahmedabad. The present FSI in the city is 1.8 with an option available for builders to buy an additional 0.45 FSI by paying a premium. SUDA has proposed to increase the FSI to 3 in the areas adjoining the ring road. The proposal also includes a premium of 40 per cent on jantri rate (ready reckoner rates).
Vadodara is an old city area. Unlike that in Ahmedabad and Surat, FSI in Vadodara took a fall according to the development plan of 2012. Till the 2012 DP, the FSI in Vadodara was 3, which was reduced to 2 in the revised DP.
