New master plan will unlock more areas for realty
With the implementation of the New Master Plan 2031 of Gurgaon- Manesar Urban Complex, infrastructural development would boom in Gurgaon and surrounding localities. The new plan had been revised several times earlier, before the final drafting and a number of proposals have been put forward by the development plan, to improve the infrastructural, residential and commercial growth in the area.
The Gurgaon-Manesar Urban Complex is situated on the National Highway Number 8, and houses a number of industries, malls and towers of cyber parks and software development. Lying in proximity to the Indra-Gandhi International Airport, the complex is well connected with all capitals of the world through airways.
The planned development of the Gurgaon-Manesar Urban Complex has been made possible with the collaborative work extended by Haryana Urban Development Authority in public sector, Town and Country Planning Departments and licensed colonizers in private sectors.
The town is today the abode of multi-national and international companies like Becton Dickinson India Private Limited, Hero Moto Corp., Honda Motors Limited, Denso, Microsoft, I.B.M., Dupont, British Airways, Canon, American Express, ABN Amro Bank, Alcatel, Nestle, Convergys, Hewitt, Sapient, Vertex, Fidlity Investment, E.Vallue, Keine World India and Nokia.
The Industrial Model Township at Manesar, built in collaboration with Japanese entrepreneurs, houses high-tech non polluting industrial units and offers excellent opportunities to foreign investors. The same is now open to Indian as well as foreign entrepreneurs.
PROPOSED LAND USES: –
According to the new Master Plan 2031, approximately 32800 hectares of land would be developed by Haryana Urban Development Authority and the licensed colonizers, for residential, commercial, institutional and industrial purposes. It is estimated that about 22 lac of the population would be easily accommodated in the areas of already-developed Gurgaon-Manesar Urban Complex. An additional area of about 22000 hectares would be added to this, enabling an additional accommodation of 18 lacs. It is estimated that a population of 42 lacs would be accommodated by the complex, within 2031.
Residential :
An area of about 16,000 hectares has been reserved for residential purpose, and to cater to the projected population of about 42 lacs. Out of this area, about 8000 hectares in the residential sectors have already been developed by the Haryana Urban Development Authority and licensed colonizers.
There would be provisions provided for all community facilities and services within the sectors on an average net residential density of 250 persons per hectare. In order to promote a sustainable development, taking into consideration the effects on the increased density on the environment, it is proposed that an additional area for infrastructure shall be provided in the already planned/developed residential sectors. This would help in meeting the needs of the additional population.
Commercial:
About 1616 hectares of land has been reserved for commercial purpose, under the new Development Plan 2031. Out of this, the Haryana Urban Development Authority has completed the development of about 480 hectares of land. The remaining commercial areas shall be developed in the form of big commercial malls and corporate commercial complexes.
An approximate of 48.50 hectares land has been reserved along Delhi-Rewari line, which would be developed by the government in order to meet the requirement of wholesale trading of fruits and vegetables building materials and grains.
Industrial:
According to the plan, about 4613 hectares has been reserved for industrial use. Out of this, Haryana Urban Development Authority and the Haryana State Industrial Infrastructure Development Corporation have already developed an area of about 1240 hectares.
New industrial areas have been proposed along expressway adjacent to Industrial Modern Township Manesar. This is sure to enhance the growth of real estate in these areas.
Transport and communication:
Development of new link roads have been proposed to enhance mobility between Gurgaon-Manesar Urban Complex and Delhi Metropolitan City. In addition to link roads, development of peripheral roads has also been proposed, for managing the inter-city traffic and intra-city traffic of Gurgaon-Manesar Urban Complex.
