Kalyan-Dombivli is a twin city with its municipal corporation headquarters in Kalyan, Thane. It is located on the east side of a deep bend in the Ulhas River. Dombivli is a town in Kalyan tahsil located at a distance of six kilometers from Kalyan and twenty kilometers from Thane. It also holds an important position of Mumbai suburb due to the availability of Mumbai local train services. Kalyan has a rich history of 700 years and has been heavily populated by the Marathas, the British, the Bahmanis and the Portuguese over time.
Access and Connectivity
Kalyan-Dombivli is an important suburb of Mumbai. It is well connected by the Kalyan-Ahmednagar Highway (NH 222) and Kalyan Shilphata Road. The suburb is 20 km from Thane/Eastern Express Highway. Kalyan-Dombivli is an important railway junction for outstation trains and an entry point to Mumbai city. The Mumbai airport is 40 km away. The suburb is also expected to have a Metro Rail Network.
Trains run from Dombivli to Kopar railway station via Thakurli, Kalyan-Dombivli, Shahad, Ambivali and Titwala. Dombivli railway station is about 48 km from the Chhatrapati Shivaji Terminus railway station along the central railway. It is well connected to all parts of Maharashtra by rail as well as road. Besides rail and road, the civil aviation department owns a 1,600 hectare land on the periphery of corporation limits and an airport is likely in the near future.
Amenities
Due to the history of being densely populated by various cultures, Kalyan-Dombivli has various centers of worship such as temples, mosques and churches. In recent years, the twin city is also considered one of the fastest developing nodes of Navi Mumbai and a cosmopolitan suburb. As such, there are a number of schools, playgrounds, bank, residential complexes, hospitals and shopping malls in this area. The suburb has adequate water and electricity supply, and a good waste disposal system.

Kalyan-Dombivli is currently the fastest growing node in Navi Mumbai. It has several developing localities and townships such as MIDC residential area, Kalyan Lifestyle City and Kalyan Shill Road. Several big names such as the Lodha Group, Nirmal Lifestyle Group, Godrej Housing and Regency Group have already started some major housing projects in Kalyan–Dombivli area.
The residential properties available here include 1,2,3 and 4 BHK apartments, builder floors, row houses and independent villas. The area of 1 BHK property ranges from 400 – 750 sft. A 2 BHK property may have a coverage area of 600 – 1,500 sft. The area of a 2/3 BHK property may be between 1,050 – 1,600 sft while the area of 4 BHK property may be between 1,800 – 2,400 sft.
Property Trends
The rent for a 1 BHK property in Kalyan-Dombivli is between Rs. 3,500 – 8,500. A 2 BHK property is available for rent of Rs. 7,000 – 18,000. Some premium properties may charge up to Rs. 23,000 as a monthly rental. A 3 BHK property is available for a rent of Rs. 7,500 – 20,000 while the rent for a 4 BHK property may be approximately Rs. 16,000. Properties may also be purchased for a budget of approximately Rs. 23 – 82 lakhs.
The 1 and 2 BHK apartments have seen a high growth during the quarter March to May 2013 in both Kalyan and Dombivli areas. Kalyan recorded a 58 and 37 percent rise in demand for 1 and 2 BHK apartments respectively while Dombivli recorded 63 and 33 percent rise in demand respectively. Demand for builder floor apartments and residential houses too has steadily increased over the last year. The steady rise in demand is mainly attributed to the civic infrastructure and access to public transport.
