About Kamothe

Kamothe, located on the outskirts of Mumbai is one of the most important nodes of Navi Mumbai. Kamothe, also known as Mansarovar, is one of the fastest developing nodes in Navi Mumbai. It is the third node after Panvel and Khandeshwar, and lies in the Raigad district, falling under what is commonly referred to as the Konkan part of Maharashtra. It lies on the Mumbai-Pune Expressway, and is less than an hour’s drive from the heart of Mumbai. It is maintained by the City and Industrial Corporation (CIDCO), and is divided into 48 sectors. These sectors are planned and well laid out, and they all have their own information map. It is situated on the Sion-Panvel Highway and the 3rd node after Panvel and Kalamboli. The site of Kamothe adjoins the Central Business District of Belapur (CBD Belapur) of Navi Mumbai and is surrounded by Kharghar in its north, Taloja in north-east, Kalamboli in its east and Panvel in its south. Some of the prominent localities situated close to Kamother are Kalamboli, Kharghar, Navi Mumbai, New Panvel East, Navade, Seawoods, Panvel, Dapoli, and Ulwe. Premier residential projects in Kamothe are Sai Rachana, S F Trimurti Pride, Triveni The Dream, Priya Residency, Om Shivam Arjun, TRS Heights etc. among others.

 

Connectivity and transit points

Since it is situated on the Mumbai-Pune Expressway, Kamothe is well connected to major parts of Mumbai. Taloja, Panvel, Khargar and Kalamboli are some of the key localities on the way.

The buses here are frequent and cover all the areas easily. They connect various nodes throughout Navi Mumbai, and make public transport hassle-free. Kamothe is also a pass-through point for buses from Panvel, heading to places such as Thane. Auto-rickshaws are also a common transport option for the people residing here. The Mansorvar and Khandeshwar railway stations are very close by, enabling casual commuters and employees of companies in surrounding areas reach their destinations easily.

The fact that it lies in close proximity to the Central Business District of Belapur raises its economy and real estate value largely. Primarily a residential place, Kamothe features a landscape that is completely lined with tall apartment buildings. The prices of apartments in Kamothe have been on a slow but steady rise since 2010. As of the third quarter of 2013, the prices of apartments ranged from Rs 5,445 per sq. ft to 6,848 per sq. ft. The rent averaged at around Rs 12 per sq. ft.

The major factor that is bound to influence the growth of Kamothe in the future is the proposed International Airport. This will be located at a distance of only 3 km from Kamothe. The presence of this airport is bound to boost the commercial and residential growth in this region.

The proposed Navi Mumbai metro rail project, which will be operational in the later part of this decade, will also play a huge part. The first phase of this project will cover Sector-10 of Kamothe, easing the strain on commuters to a great extent.
