Kharghar, one of the fourteen nodes of Navi Mumbai, is a residential township. The locality is situated to the east of Vashi and Sanpada, and consists of twelve village settlements. It has an area of 1,700 hectares. Covered by hills all around, Kharghar is a beautiful locality to live in, which has caught the imagination of many people.

Kharghar is well connected to other parts of Navi Mumbai, Mumbai and other cities in Maharashtra. Buses are one of the major modes of transport in Kharghar. NMMT and BEST buses ply from Kharghar to other localities inside Navi Mumbai, and Mumbai.
Wide, well designed roads and less traffic make it a joy to drive in Kharghar and the travel time between various nodes in Navi Mumbai is very less as well. NMMT offers bus services from Kharghar to Thane, Vashi, Khopoli, and Panvel, while BEST buses run from Kharghar to Dadar, Ghatkopar, and Chembur.
NMMT also has AC buses which run from the locality to Borivali and Dadar. Users of the bus service can hop on from the Kharghar Bus Station or the Vishwajyot School Bus Stop.
The locality also has a railway station which lies on the Mumbai Suburban Network's Harbour Line. Other modes of transportation in the city are taxi cabs, and autorickshaws, which are seldom used because of exorbitant rates.
The main railway station of Navi Mumbai, Panvel, is only 10 km from Kharghar. The nearest airport from Kharghar is the Chhatrapati Shivaji International Airport which is much farther at a distance of 35 km.
Factors for growth in the past
One of the key factors that influenced the growth of Kharghar is the well-planned design of the locality, and the proximity to Central Business Districts (CBDs) such as Belapur, Taloja and Mahape.
Another reason why Kharghar became one of the most sought after residential localities in Navi Mumbai is the greenery surrounding the locality. The locality almost feels like a hill station during the monsoon season.
Kharghar's growth was also spurred on by state-of-the-art infrastructure, good social infrastructure which was already in place, wide roads, and basic amenities like sewerage, water, and drainage.
Residential market trends
Majority of the residential properties in Kharghar are apartment projects.Kharghar initially had apartment projects which targeted the middle-income group, but now there are several projects targeting the high-income group. The locality is seeing a huge rise in the number of premium residential projects in Kharghar, owing to the demand from NRIs, and also from people from nearby cities such as Nashik and Pune.
The price of apartments in Kharghar has risen drastically over the last few years. The Q1 (2014) prices for apartments in Kharghar range between Rs 7,000 and Rs 8,300 per sq. ft, while the rent for an apartment ranges between Rs 12 and Rs 15 per sq. ft.
Individual house prices haven't increased as much as apartment prices, nevertheless, the prices are at high levels for an upcoming locality like Kharghar. The price of an individual house in Kharghar is between Rs 6,500 and Rs 7,200 per sq. ft.

Primarily a residential township, Kharghar has seen some activity in the commercial front as well. Several new commercial projects are proposed to come up in the locality.

Kharghar faces a serious water supply issue. Residents in the locality do not get 24x7 supply of water, as promised by CIDCO. The acute water shortage is mainly attributed to the extensive growth in the township's population, and the lack of sufficient water tanks. Some residents have said that they only receive two hours of water supply each day, which is clearly not enough.
Some areas of Kharghar also face mosquito menace because of the open drains and ponds in the locality. A few residents have also been affected with malaria because of the mosquito menace.
Factors for growth in the future
Over population and lack of open spaces in older localities of Navi Mumbai like Vashi has caused a need for more residential and commercial projects in Navi Mumbai. This promises to be a good opportunity for Kharghar to grow.
The establishment of the Navi Mumbai airport near Kharghar will turn out to be a key growth factor for the locality. Property prices in the locality have already increased after the announcement of the new airport in Navi Mumbai. The upcoming airport will be 6 km from Kharghar. The Navi Mumbai airport will not only serve residents of Navi Mumbai, but also neighbouring cities like Pune, and South Mumbai.
Another growth factor for this locality will be the proposed Navi Mumbai Metro rail. The project will connect various localities of Navi Mumbai. The first phase of the proposed 11 km Metro rail network will connect Kharghar with Belapur, Taloja and Pendhar, reduce travel time of commuters and increase connectivity between the nodes of Navi Mumbai.
