Connectivity and Transit Options


Manikonda is well connected to other parts of the city, via the Outer Ring Road (ORR). It takes only a few minutes to get on to the ORR from this locality. The major modes of public transport in and around Manikonda are the state-run buses. Other than these, there are a number of private buses, which ply on the roads of this locality. The major localities that are connected to Manikonda by the APSRTC are Gachibowli, Hitech City, Mehdipatnam, Kukatpally, Kothaguda and so on.


The locality lacks its own railway station. However, it lies quite close to the Hitech City MMTS railway station and commuters from Manikonda frequently use that railway station to get to other places in the city.


Two major highways connect Manikonda with Darga via OU Colony, and  with Sheikpet, via the Manikonda sports complex and filter beds. There is an upcoming four lane road at Sheikpet Nala that connects Manikonda with Film Nagar.

The huge Lanco Hills IT SEZ located in Manikonda has contributed significantly in the growth of the area. This tech park offers commercial, office and residential spaces, and ever since the start of its construction, it has positively affected the price trends in the neighbourhood.


The locality of Manikonda is very close to the Outer Ring Road. It is very easy to get on the ORR and take the Indira Gandhi Flyover to reach Shamshabad Airport and railway station. Swift connectivity to airport and railway station on one hand and happening IT and financial hubs of the city on the other, is what has helped the property market of Manikonda score positive on the realty graph.


The recently opened shopping mall Shaikpet Nala, which boasts of several famous restaurants, branded showrooms and factory outlets, has also impacted the real estate market of Manikonda over the past few years.

Major Challenges


Water Shortage: Like rest of the city, Manikonda also suffers from water shortage issues. The lakes of Osman Sagar and Himayat Sagar are both drying up, leading to a water scarcity everywhere in the city. Manikonda is not an exception. The residents have to mostly rely on water tankers and packaged water, despite having a water supply connection from the GHMC.


Bad Roads: The roads may be well connected, but there is some serious work needed on improving the quality of some of these roads. They are uneven with potholes, which makes it extremely uncomfortable for the vehicles


Future Prospects for Growth


With the construction of the Hyderabad Metro Rail, the locality of Manikonda is going to be even better connected, especially with the further-off parts of the city. Although no metro station has been planned in Manikonda as of now, it is close to the Hitech City metro station.
