STRUCTURE

Structure: RCC frame structure designed for seismic loads as per IS requirements with masonry partitions. The
structural design has been proof checked by IIT Chennai. The clear height of each floor will be 10 feet. All concrete
work in Readymix Concrete (RMC) of required strength formed using film-faced shuttering grade plywood.
Masonry: Cellular/solid concrete block masonary

Plastering: Internal Plastering with lime rendering.
External plastering fortified with quality waterproofing admixtures.
Painting: Internal painting in premium emulsion. External painting in quality weatherproof emulsion.

Parapets: A combination of stainless steel & toughened
laminated glass

FLOORING & DADO
Living, Dining & Family: Quality imported marble laid with paper joints and finished with mirror polish
Balcony Gardens: Decking wood flooring finished with oil
Master Bedroom 1 and 2: Superior grade laminate wooden flooring of Pergo/ equivalent make with inbuilt soundblock
Master Bathroom 1 and 2: Quality imported marble on the floor and dado

Cantilevered steel steps encased in wood veneer. The railing with clear, tempered glass and stainless steel supports.

Sanitaryware: EWC’s and wash basins of Kohler/ equivalent make in all bathrooms
Cisterns: Kohler/ equivalent make water-saving, dual-flush concealed cisterns in all bathrooms
Health Faucets: Kohler/ equivalent make in all bathrooms
Cockroach Traps: Chilly/equivalent make detachable stainless steel cockroach traps with lids in all bathrooms
Shower partitions/ cubicles: Glass shower partitions/ cubicles for shower areas in all bathrooms

Earthing: 1.5 sq mm copper wires will be used for earthing of light points and 6 amps sockets. 2.5 sq mm copper
wires will be used for 16 amps sockets.
A surge suppressor, an Earth leakage circuit breaker & MCB will be provided in each condovilla for safety
and protection.
A lightning arrestor and earth pits will be provided with separate earthing points for elevators.
Switches: Legrand Arteor/ equivalent make
Provision for air conditioners in living, dining, family & all bedrooms.
Telephone and TV points in living, dining, family, kitchen and all bedrooms
Provision for all appliances in the kitchen & utility area.

DOORS & WINDOWS
Door Frames: Teak/ equivalent hardwood
Door Shutters: Designer veneered doors. The main door is 8 feet high and 4 feet wide.
Windows: Environment friendly, flame retardant
UPVC windows of Rehau/ equivalent make
Hardware: All hardware shall be in brush finished stainless steel of superior make. All internal doors shall
have a Mortise or tubular/cylindrical lock.
Door Stoppers: Magnetic door stoppers shall be provided for the main door and bedroom doors

HOME AUTOMATION & SECURITY SYSTEMS
Networked Video Door Phones & Sub-phonesprovided in each condovilla with a Sub-Video phone in
the master bedroom.
Gas Leak Sensor: Provided in each condovilla Main Door Lock: A bio-metric and password protected digital door lock will be provided in each condovilla
Door Camera: A colour door camera will be integrated with the call bell at the front door
Smoke & Heat Detector: Provided in each condovilla

Telephone systems: Centrex System of a reputed operator.
Provision for internal EPABX in each condovilla.
Television: Direct-to-Home (DTH) connectivity will be provided to all rooms except bathrooms.
IP Camera: High-resolution network cameras with builtin web server and network interface shall be provided in
designated common areas.
Lobby Phone with Camera: A state-of-the-art networked lobby phone with a camera to screen visitors will be
provided in the entrance lobby.
Proximity/biometric Access: Proximity/biometric based access into the secure lift lobby at the ground floor and
the basement level.

SERVICES
Elevators: Two high speed elevators of reputed make (passenger and service elevators). Elevators will have
multi-beam sensors for door operation and down collective system.
Power: 15KW power to every condovilla with generator backup. Separate energy meters for BESCOM & generator
power.
Water Treatment Plant: Fully treated water made available through an exclusive water softening and purification
plant.
Sewage Treatment Plant: A tertiary sewage treatment plant with separate plumbing will enable the usage of
treated water.
Rainwater harvesting: Rainwater harvesting through percolation pits for recharging the ground water table.
